The Internal Evaluator I is responsible for completing or coordinating all evaluations for transactions that do not require the services of a state certified or licensed appraiser, ensuring consistency with evaluation content as outlined in Part 323 of the FDIC Rules and Regulations. The Internal Evaluator works with all lenders at all Bank offices that have a need for property evaluations associated with customer loan requests.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Completion of internally prepared real property valuations, which may include selecting, coordinating and reviewing of third-party real estate evaluations through appropriate vendors for subject property type.
  • Prepare or obtain an appropriate evaluation of real property collateral that is consistent with safe and sound banking practices for a transaction that does not require the services of a state certified or licensed appraiser. Evaluator shall use market data, including but not limited to Comparable Sales, CAP rates, Income analysis, and Sales Contracts to determine value.
  • Establish values for Residential Properties that are being renewed and document the value in an Internal Evaluation.
  • Establish values for Commercial Properties for new loans under $250,000 and document the value in an Internal Evaluation.
  • Establish value for certain Commercial Property loans being renewed under $500,000 and document the value in an Internal Evaluation.
  • Review Internal Evaluations prepared by Internal Evaluators as part of the Bank's procedures.
  • Prepare internal reviews for appraisal on Commercial and Residential property that are less than 2 years old, as part of the renewal on an existing loan.
  • Document valuation requests as they are submitted and transmit completed valuations to the originating officer in a timely manner.
  • Document the facts and analysis to support the Bank's conclusion that the existing appraisal or evaluation may be used in the subsequent transaction.
  • Compliance with any and all BSA/AML/CFT and Sanctions requirements set forth by Bank Policy and Procedure, including but not limited to timely completion of assigned training.
  • SECONDARY DUTIES

    The position performs duties specific to the position and other functions as assigned by management.

    SUPERVISORY RESPONSIBILITY

    This position is not responsible for the supervision of staff.

    ENVIRONMENT AND PHYSICAL ACTIVITY

    The incumbent is in a non-confined office setting in which they are free to move about at will. In the course of performing the duties and responsibilities of this position spends time writing, speaking, listening, lifting (up to 25 pounds), sitting, typing on a computer keyboard, and standing, kneeling and reaching.

    The incumbent for this position may operate any or all of the following: telephone, copy and fax machine, adding machine, computer and related printers.

    MINIMUM REQUIREMENTS

    These specifications are guidelines based on the minimum experience required to perform the essential functions of the job. Individual abilities may result in some deviation from these guidelines:

    • Bachelor's Degree from an accredited college or university or equivalent experience.
    • Minimum of 3 years real property valuation experience.
    • Intermediate knowledge of commercial and real estate loan processing.
    • Basic knowledge of USPAP Guidelines.
