Job Overview
We are seeking a strategic and experienced General Manager of Property Management to lead the operations of a dynamic commercial real estate portfolio. This role is critical in driving operational excellence, financial performance, and tenant satisfaction across multiple assets. The ideal candidate brings deep expertise in property management, leasing, financial oversight, and team leadership-combined with strong proficiency in Yardi software.
Key Responsibilities
Strategic Leadership
- Develop and implement short- and long-term strategies to drive operational efficiency and portfolio profitability.
- Align property operations with company objectives and investment goals.
- Regularly assess portfolio performance and market trends, adjusting strategies accordingly.
- Lead decision-making on capital planning, resource allocation, and asset optimization.
Financial Management
- Oversee budgeting, forecasting, rent collections, CAM reconciliations, and capital expenditures.
- Utilize Yardi for financial tracking, reporting, and variance analysis.
- Monitor rent rolls, lease abstracts, P&L statements, and financial KPIs.
- Identify cost-saving opportunities and oversee vendor contract negotiations.
Tenant Relations & Leasing
- Build and maintain strong relationships with national and regional tenants.
- Support leasing strategy, negotiations, renewals, and tenant mix planning.
- Partner with brokers and legal counsel to drive occupancy and maximize NOI.
- Oversee lease compliance, move-ins/outs, improvement allowances, and dispute resolution.
Operational Excellence
- Ensure properties are maintained to high aesthetic and functional standards.
- Oversee maintenance, repairs, capital projects, and safety protocols.
- Implement operational procedures that improve tenant experience and property efficiency.
- Manage vendors, service providers, and facilities teams to ensure timely, cost-effective delivery.
Marketing & Promotions
- Support branding, marketing plans, and tenant incentive programs to boost traffic and visibility.
- Align promotional efforts with leasing and tenant engagement goals.
Legal & Compliance
- Ensure compliance with safety, zoning, ADA, and other regulatory requirements.
- Collaborate with legal teams on lease enforcement, disputes, and insurance matters.
- Maintain documentation of leases, service agreements, and compliance records.
Risk & Safety Management
- Develop and enforce safety and risk management procedures.
- Lead emergency response planning and crisis management initiatives.
Team Leadership
- Lead, mentor, and grow a team of property managers, operations staff, and administrative professionals.
- Create a culture of accountability, collaboration, and continuous improvement.
- Set performance goals, conduct reviews, and oversee hiring and training.
- Partner cross-functionally with finance, leasing, legal, and marketing departments.
Qualifications
- Bachelor's degree in Business, Real Estate, Finance, or a related field (Graduate degree preferred).
- 5+ years of experience in commercial real estate management, ideally with shopping centers or mixed-use assets.
- Strong background in operations, leasing, and financial performance.
- Proficiency in Yardi and Microsoft Office Suite.
- Excellent communication, negotiation, and team leadership skills.
- Deep understanding of market trends, lease structures, and regulatory compliance.
- Experience managing vendors, capital projects, and service contracts.
