Role and Responsibilities
- Collect and interpret relevant data necessary for measuring the economic and physical condition of the properties.
- Work with CMI property management and accounting staff to improve underperforming properties through budget process and/or other actions not requiring a capital event.
- Provide monthly assessment of the portfolio to supervisor on portfolio condition, property changes planned and implemented, and property summary of underperforming assets.
- Work with supervisor and other CPC team members to stabilize properties through recapitalization as required. Collaborate with third parties to implement recapitalization plans and lead recapitalization efforts.
- Work with supervisor and CPC team members to consider and price new acquisitions.
- Develop and maintain a current knowledge of industry trends and asset management standards for affordable housing portfolios.
- Ensure periodic physical inspections of the properties, monitor correction of noted deficiencies, and maintain historical record of same.
(25%) Relationship Management
- Work with Lenders, Grant Providers, and Federal and State Agencies to obtain financing for recapitalization initiatives.
- Prepare necessary reports for all financial partners and respond to stakeholders concerning potential and closed recapitalizations.
- Work with third party report providers (Environmental, Appraisal, Market Study, Capital Needs Assessment…) to finalize reports and incorporate final findings in current and projected property operations.
- Work with CMI staff, supervisor, and CPC team members to ensure timely reporting of portfolio status to all internal and external customers.
(25%) Data Management & Coordination
- Maintain version control for portfolio databases and other financial worksheets necessary to measure portfolio performance.
- Work with CMI, and accounting and legal firms to ensure portfolio metrics reported on are an accurate representation of the properties' current financial condition and trending conclusions as applicable.
- Work with CMI staff to ensure monthly and annual property information is shared efficiently and timely.
- Collaborate with supervisor and CPC team members to ensure budgets and schedules are maintained for properties undergoing recapitalization.
- Perform other related duties as requested or assigned.
Qualifications and Education Requirements
- Bachelor's degree in planning, real estate, math, finance, business, accounting, or economics or related field; or an equivalent combination of education and comparable work experience.
Preferred Skills
- Proven ability to demonstrate advanced proficiency in Microsoft Word and Excel.
- Knowledge of accounting principles to understand a property's financial condition through review of monthly balance sheets and income statements and annual audits.
- Working experience and knowledge of real estate development projections.
- Knowledge of the LIHTC Program and USDA 515, 521 and 538 programs, and the ability to apply this knowledge to affordable housing transactions.
- Proven ability to manage multiple, concurrent priorities and easily adapt to constantly changing priorities to meet established timetables.
- Proven ability to listen and understand issues being presented, and to think analytically to develop and recommend effective creative solutions.
- Demonstrate excellent interpersonal and communication skills (verbal and written), particularly for obtaining, organizing, and accurately conveying information pertaining to portfolio and property performance.
- Work with an overall methodology consistent with CAHEC's principles of integrity and social responsibility and values of quality, customer service, leadership, innovation, personal development, and fun.
