The ideal Floating Maintenance Service Director candidate should have hands-on expertise in unit turnover, plumbing and electrical troubleshooting and repairs, drywall work, appliance repair, and the ability to oversee projects and contractors and be willing to roll up his/her sleeves and be directly involved in the day-to-day maintenance operations of several apartment communities in the Silver Springs and the surrounding area. This is a full-time position Monday - Friday from 8:30 am - 5:00 pm with on-call responsibilities.
The appropriate candidate will have wonderful customer service skills with not only residents, contractors, and the site management team, but also with property-owners and corporate team members. He/she should be comfortable communicating via email and tracking and reporting updates about open projects and/or concerns and status updates for routine maintenance requests with multiple site and corporate team members.
A cool and calm approach to unanticipated or unexpected property related events is also necessary. Excellent organization skills and effective record keeping is critical. This position requires a hands-on approach to all maintenance related matters and a can-do attitude. The ideal candidate will take a sense of ownership over the sites in the portfolio and all aspects of maintaining a community which includes picking up trash to enhance curb appeal as needed, assisting other maintenance technicians with projects that may exceed their technical abilities, as well as completing turn-overs and routine maintenance tickets every day.
The ideal candidate will act as a mentor to other technicians in the portfolio. Responsibility will extend to multiple sites and reliable transportation is a must. Ability to professionally and courteously respond to after-hours emergency maintenance events is required.
