Essential Functions and Responsibilities
  • Ensure the day-to-day operations of the facility(ies) or campus, including custodial, life-safety, engineering, site services, and general maintenance, are implemented and carried out in a manner consistent with C&W policies and client directives.
  • Manage all contracts to ensure they are reviewed regularly and bid out as required; verify invoice accuracy against contract pricing.
  • Supervise maintenance programs related to interior and exterior conditions and appearance of properties.
  • Respond promptly to tenant and occupant requests, overseeing ongoing contract programs to assess needs and resolve issues efficiently, benefiting tenants, clients, and properties.
  • Complete all site-specific documentation and reports accurately and on time, including manuals, logs, certificates, drawings, and performance reports.
  • Prepare, review, and approve budgets, financial reports, contracts, expenditures, and purchase orders related to the facilities or complex.
  • Coordinate annual budget preparation, quarterly reforecast, and business plans.
  • Assist in developing capital budgets and contribute to a five-year maintenance and improvement plan.
  • Analyze and report statistical data to assess facility management objectives.
  • Hire, train, motivate staff, and conduct performance evaluations.
  • Familiarity with management contracts and all their requirements.
  • Monitor tenant and vendor compliance with insurance requirements and coordinate claims as needed.

  • Education and Experience

    Education: Bachelor's degree in Facilities Management, Corporate Real Estate, Project Management, or Business Administration.

    Experience: 5-7 years in commercial high-rise, campus, or property portfolio management; leasing, construction, engineering experience preferred; familiarity with critical systems and cost reduction programs beneficial; CMMS experience preferred.

    Additional Qualifications

    Certified Facility Manager (CFM) or similar certifications recommended; ability to read blueprints and management contracts; proficient in MS Office; strong financial management skills; knowledge of Financial Systems (Yardi is a plus); experience with Building Management Systems.

    This role operates in a professional office setting, requiring standard office equipment use, occasional travel, and physical activity such as moving and operating machinery.
