Facilities Manager – Manufacturing Plant

Location: Gastonia, NC

Facility Size: 500,000+ sq. ft.

Job Summary

We are seeking a proactive and highly organized Facilities Manager to lead all aspects of facility operations and capital projects at our metal fabrication manufacturing site. This role is responsible for managing the maintenance, safety, and performance of all infrastructure, building systems, and grounds. The ideal candidate will oversee a range of CapEx initiatives, ensuring efficient execution while maintaining strict cost controls and safety compliance.

Key Responsibilities

• Facility Operations & Maintenance:
• Manage the upkeep of all infrastructure systems—HVAC, plumbing, electrical, fire protection, and general building services. Lead the implementation of a preventive maintenance program to optimize asset life and reduce emergency repairs.
• Plan and execute capital improvement projects (facility expansions, office and utility upgrades, roofing, flooring, etc.). Develop scopes, budgets, and timelines; manage contractors and ensure high-quality, on-time delivery within budget.
• Ensure all facility operations comply with OSHA, EPA, fire codes, and local building regulations. Conduct regular audits and inspections; maintain proper documentation of permits, inspections, and corrective actions.
• Source, negotiate, and manage relationships with third-party vendors and contractors for services such as cleaning, landscaping, construction, repairs, and utilities. Monitor performance, safety practices, and contract adherence.
• Develop and manage the facilities budget, including maintenance, utilities, and project expenditures. Monitor actuals vs. budget, identify cost-saving opportunities, and ensure optimal resource allocation.:
• Lead a structured preventive maintenance program and emergency response strategy for infrastructure systems. Respond quickly and effectively to facility-related incidents to minimize operational disruptions.
• Build and supervise a small facilities team (4–5 members). Provide clear direction, hands-on support, and training to ensure a safe, efficient, and accountable work culture.
• Track energy usage and implement projects that reduce waste and improve utility efficiency (e.g., lighting upgrades, HVAC improvements, water conservation).

Required Qualifications

• Bachelor's degree in Engineering, Facilities Management, Construction Management, or a related field.
• 5+ years of experience managing facilities or infrastructure projects within an industrial or manufacturing environment.
• Strong knowledge of building systems, including HVAC, electrical, and plumbing.
• Proven experience leading capital projects with accountability for timelines, costs, and contractor coordination.
• Familiarity with regulatory standards such as OSHA, EPA, and NFPA.
• Excellent project management, organizational, and communication skills.
• Proficiency in CMMS platforms, Microsoft Office, and project tracking software.
• Ability to manage budgets, develop scopes of work, and lead RFP/vendor selection processes.

Preferred Qualifications

• PMP, Six Sigma, or Certified Facility Manager (CFM) credentials.
• Prior experience in a metal fabrication or industrial manufacturing setting.
• Experience building and scaling a facilities team.
• Full-time, on-site role in a large industrial facility.
• Must be physically able to walk large spaces, access rooftops or ladders, and respond to emergencies.
• Occasional evening or weekend availability required during critical projects or system failures.
