Job Description Summary

The purpose of this position is to provide leadership and management for the facilities organization at a specific location, set of buildings, or campus environment. The Facilities Manager is responsible for the daily implementation of policies, procedures, programs, and workplace services that ensure a well-managed and well-maintained building. This role emphasizes positive responses to tenant concerns, environmental health and safety, and quality programs, aligning with the client's goals. The position involves coordinating activities, financials, vendors, and manpower for current and future building needs.

Job Responsibilities
  • Oversee daily operations of the facility or campus, including custodial, life-safety, engineering, site services, and general maintenance, in accordance with company policies and client directives.
  • Manage contracts, ensuring regular reviews, bidding when necessary, and invoice verification.
  • Supervise maintenance programs for interior and exterior property conditions and appearance.
  • Respond promptly to tenant and occupant requests, overseeing contract programs to address needs and resolve issues efficiently, in line with SLAs.
  • Ensure accurate and timely completion of site documentation and reports, including manuals, logs, compliance records, and financial documentation.
  • Prepare, review, and approve budgets, financial reports, contracts, and expenditures related to facilities.
  • Coordinate budget preparation, reforecasting, and business planning, including capital budgets and maintenance plans.
  • Collect and analyze data to assess facility management objectives.
  • Hire, train, motivate, and evaluate facility staff, maintaining positive staff relations.
  • Ensure compliance with management contracts and insurance requirements, managing claims as needed.

    Qualifications
    • Bachelor's degree in Facilities Management, Business Administration, or related field.
    • 5-7 years of experience in commercial property management, preferably in high-rise or campus environments.
    • Experience with leasing, construction, engineering, and property operations preferred.
    • Certifications such as CFM, IFMA, or BOMA recommended.
    • Proficiency in management agreements, blueprints, and MS Office; familiarity with financial systems like Yardi is a plus.
    Work Environment & Physical Demands

    This role operates in an office environment, requiring use of standard office equipment. Travel between properties may be necessary. Physical demands include communication, operating office machinery, moving around the workplace, and remaining stationary for periods.

    Additional Information
