Maintenance & Facilities Manager – Job Description

Position Summary:

CSP is partnering with a reputable commercial services firm located in Baltimore, MD, searching for an experienced and proactive Maintenance Manager. You will lead the planning, coordination, and execution of all facility and equipment maintenance operations. This role combines day-to-day, on the floor oversight of the maintenance team with long-term strategic planning to improve equipment reliability, reduce downtime, and support organizational goals.

Responsibilities:

Operational Leadership

  • Oversee daily maintenance activities for all equipment, systems, and facilities
  • Assign, supervise, and evaluate maintenance technicians and contractors
  • Perform preventive maintenance (PM) and repairs on mechanical components and equipment, requiring strong mechanical aptitude and hands-on troubleshooting skills
  • Ensure rapid response to equipment breakdowns and facility-related issues
  • Monitor and manage preventive and predictive maintenance schedules

Strategic Planning

  • Lead the planning, justification, and execution of capital expenditure (CapEx) projects, including equipment upgrades, facility improvements, and major maintenance initiatives to support long-term operational goals.
  • Develop and implement a long-term maintenance strategy to support reliability, safety, and cost-efficiency goals
  • Use data and KPIs to guide improvements in uptime, mean time between failure (MTBF), and overall equipment effectiveness (OEE)
  • Lead initiatives to digitize or modernize maintenance practices (e.g., CMMS implementation)
  • Drive continuous improvement programs using Lean, Six Sigma, or similar methodologies

Budgeting & Resource Management

  • Develop and manage the maintenance department's annual budget, including labor, materials, and capital projects
  • Plan for and coordinate major repairs, overhauls, and capital asset replacements
  • Manage spare parts inventory to minimize cost while ensuring critical parts availability
  • Work closely with Production, Engineering, Quality, and Supply Chain teams to coordinate downtime, equipment upgrades, and process changes
  • Participate in planning and commissioning new equipment and facilities

Compliance & Safety

  • Ensure adherence to safety, environmental, and regulatory standards (OSHA, EPA, etc.)
  • Support plant audits and inspections with thorough documentation and training

Qualifications:

  • Bachelor's degree in engineering, Facilities Management, or related field (or equivalent experience)
  • 5–10 years of maintenance experience in a manufacturing, industrial, or facilities environment, including 3+ years in a leadership role
  • Familiarity with predictive maintenance tools and technologies
  • Strong knowledge of mechanical, electrical, HVAC, and control systems
  • Proven experience developing preventive maintenance programs and using CMMS
  • Excellent leadership, communication, and problem-solving skills
  • Knowledge of regulatory compliance (OSHA, NFPA, EPA)
