TheAsset Management Operations Departmentis responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties.

Position Overview:This supervisory Vice President (VP) role entails overseeing the Operations Management of City-owned properties within the NYCEDC Asset Management portfolio, specifically at the Red Hook Terminal Campus in Brooklyn, NY, and other properties as assigned within the EDC portfolio. The Red Hook Campus includes Piers 12 through 7 and their associated upland sections and pier sheds.

Essential Duties and Responsibilities:

  • Campus Operations Oversight: Lead all aspects of the Red Hook Terminal campus operations, serving as the final decision-maker for day-to-day management, emergency preparedness, and overall oversight. Manage and coordinate campus-wide activities, ensuring seamless operations and compliance with safety regulations.Collaborate with peers within AM and across EDC to ensure systems and assets associated with the campus are operable and supported by a long-term plan.
  • Leadership & Term Supervision: Supervise a team of at least 4 direct reports, overseeing administrative tasks such as timekeeping, performance evaluations, and professional development. Provide daily leadership, coaching, and training to enhance team performance and ensure operational excellence.
  • Field Management: Assist in managing on-site EDC Field Staff and contracted retainer workers, supports coordination of contractor site visits, and repairs, and ensures appropriate staffing coverage for critical systems such as the fire suppression system. Implement a structured inspection and maintenance program for the campus and its facilities. Develop a periodic inspection schedule for field staff to execute and maintain.
  • Budget Preparation and Review:Own the preparation of the annual property budget and long-term capital investment plans for your assigned portfolio, with the capability to speak on expenditures and overall trends for the campus at any point during the fiscal year.
  • Emergency Response:Respond to emergencies as required. Must be available and responsive 24/7 and aid in the decision-making process as issues arise.
    • Monitor and tend to the unique fire suppression system at the Red Hook Terminal campus, should the need arise.
  • Stakeholder Communication and Reporting: Develop and execute communication strategies to keep stakeholders informed of operational issues, compiling detailed reports on performance, maintenance, and budgetary activities. Partner with outward facing EDC departments to ensure timely communication of operational issues.
  • Tenant/Operator Relations: Perform scheduled and unscheduled check-ins with tenants to maintain high customer satisfaction. Monitor all tenant improvements to ensure compliance with applicable building code, insurance regulations and industry best practices.Support tenants during emergencies, when applicable and within the confines of the lease agreement. Work with counterparts within Portfolio Management to address and meet tenant expectations at various levels.
  • Tenant Move Ins and Move Outs: Serve as the point of contact for the campus for move-in and move-out logistics for new tenants in collaboration with the asset leasing team.
  • Site Inspections & Work Orders: Performs inspections to ensure service contractor compliance, logs deficiencies, and records work orders conducted by EDC field staff
  • Contract Administration:Ensure contractor compliance is within contract terms, functioning as a liaison between contractors and tenants/operators to maximize cooperation
  • Duty Station and Site Reporting: This is an onsite position that requires a 5-day presence at the Red Hook Terminal Campus with occasional travel to our main office at One Liberty Plaza.The work schedule may include weekend coverage and is subject to manager approval/consideration.
  • Other duties as assigned.

Qualifications:

  • Bachelor s Degree in Facilities Management, Business or equivalent.
  • 7+ years of experience in building management, facilities maintenance or management, and/or transportation systems maintenance or management .
  • Ability to acquire and maintain TWIC certification.
  • Demonstrated written and oral communication skills.
  • Proficient in Microsoft Word, Excel, Outlook, Access, and PowerPoint.
  • Proven ability to work in a team environment and on individual projects with minimal oversight.
  • Valid driver s license
  • Availability for 24 hour on-call response
  • Ability to establish New York City residency within 180 days of starting.
