About the Opportunity
Landhaus at Gruene is seeking a highly skilled and motivated Lead Maintenance Technician to take charge of maintenance operations for our brand-new, luxury lease-up apartment community in New Braunfels. This is a unique opportunity to be part of the founding team and play a key role in shaping the resident experience from the ground up.
Job Summary
As the Lead Maintenance Technician, you will oversee the full scope of maintenance responsibilities, including team leadership, preventative maintenance, HVAC systems, pool operations, and unit turnover. We're looking for someone who thrives in a fast-paced environment, brings exceptional technical knowledge, and takes pride in delivering top-quality service in a high-end multifamily setting.
Key Responsibilities
- Lead and manage daily maintenance operations for a newly constructed apartment community
- Supervise and mentor a small team of maintenance technicians and third-party vendors
- Perform and coordinate maintenance tasks including HVAC, plumbing, electrical, appliance repair, carpentry, and painting
- Ensure pool systems are compliant with local health regulations and are clean, safe, and functional
- Oversee preventive maintenance schedules and implement systems to ensure long-term property health
- Handle unit turns efficiently to meet move-in deadlines
- Respond to resident service requests promptly and professionally
- Maintain inventory of supplies and manage maintenance budget effectively
- Assist in refining operational procedures during the lease-up and stabilization phases
- Participate in an on-call rotation
- Assist in unit walks through construction
Requirements
- Minimum 5 years of hands-on maintenance experience in multifamily housing
- At least 2 years in a supervisory or lead role within apartment maintenance
- EPA Universal HVAC certification (required)
- Certified Pool Operator (CPO) certification (required)
- Strong knowledge of building systems and safety procedures
- Excellent leadership, communication, and problem-solving skills
- Availability for on-call duties as needed
- Ability to work in a physically demanding role, including lifting, climbing, and working in various weather conditions
