District Maintenance Supervisor - Bay Area
The role of the District Maintenance Supervisor is to provide support to the apartment communities in a manner consistent with USA Properties Fund and USA Multifamily Management standards and expectations. This includes responsibilities such as:
- Managing safety and environmental programs;
- Conducting capital improvement projects;
- Performing property inspections within an Asset Management capacity;
- Overseeing quality control of all maintenance work.

- Implementing and establishing maintenance program guidelines for grounds, buildings, and equipment;
- Supervising repair and maintenance activities across properties, ensuring timely, professional, and cost-effective service;
- Inspecting assets and service areas, reporting deficiencies;
- Conducting quality control inspections of maintenance technicians;
- Providing technical training to maintenance staff;
- Ensuring adherence to safety policies;
- Training staff on equipment and procedures, coaching, and recommending disciplinary actions;
- Collaborating with management on bids, scope of work, and supervising vendors and contractors;
- Negotiating contracts and overseeing third-party work to ensure warranty compliance;
- Managing small to medium projects within budget and schedule;
- Leading maintenance personnel;
- Monitoring work orders and inspecting output for quality and efficiency;
- Inspecting and recommending maintenance for shop equipment;
- Reviewing work orders and project completion status;
- Identifying training opportunities;
- Diagnosing and repairing major components (electrical, HVAC, plumbing, structural);
- Discussing preventive maintenance strategies;
- Completing operational paperwork;
- Communicating with management about schedules and issues;
- Conducting financial projections and cost management;
- Responding to emergencies and traveling as needed.
Compensation: $40 to $43 hourly, depending on experience.
Requirements: A Bachelor's degree or equivalent experience is recommended. Minimum 5 years in property maintenance, with at least 2 years in environmental and business management. Certifications include Section 8 Housing Quality Standards Specialist. Prior supervisory experience is required.
Physical and Safety Requirements: Frequent physical activities include bending, climbing, pushing, reaching, lifting, and working in various environments. Use of safety equipment is mandatory. Valid driver's license and insurance are required.
Work Environment: Mostly indoors, with outdoor work for certain tasks. Exposure to fumes and confined spaces is possible.
Skills: Proficiency in Outlook, Word, Excel, and property management software like Yardi.
