Pennybacker is seeking a motivated, curious, and collaborative individual to join our Real Estate team as a Director focused on portfolio and investment optimization. The position will be located in either the Denver office or the Austin office based on candidate qualifications and fit. The candidate will play a key role across Portfolio Optimization by executing and adapting business plans on portfolio investments in the Western and Central regions.The ideal candidate will have a firm understanding of real estate investments, possess strong analytical skills, and have a passion for identifying and solving complex challenges, with a drive for continuous improvement and innovation. This role offers the opportunity to work closely with senior investment leaders and contribute to the growth and success of our real estate investment strategies.Key Responsibilities Positive leader and collaborator across the entire organization. Consistently seeking to support and develop Associates, Analysts, and external teams toward better execution.Takes initiative and demonstrates ownership of projects, driving them forward independently while maintaining alignment with cross-functional teams and company priorities.Leads Portfolio Optimization processes for responsible investments and proactively identifies emerging risks or opportunities throughout the portfolio, making clear and concise recommendations to Investment Committee for business plan changes.Navigates development, leasing, and onsite management oversight as well as sale and refinance processes with competency negotiating critical legal documents (PSAs, title, LPAs, loan docs, leases, etc).Leads and develops execution teams across joint venture partners, third parties, buyers, lenders, etc.Accountable for complete, timely, and accurate financial analysis, proformas, and other financial feasibility models for responsible investments.Excellent problem-solving skills and ability to navigate complex situations and conversations with empathy and a Win for All mentality.Minimum of monthly visits to responsible investments; estimated travel 20% - 40%.Qualifications Experience: 8+ years' experience in real estate investment management, or equivalent combination of relevant experience and demonstrated capabilities.Technical: Highly proficient in financial modeling and analysisAI Tools: Proficiency or strong familiarity in using AI modeling tools and otherResearch: Proficient experience using research tools including Costar, RCA, Greenstreet, etc. and project management toolsTeamwork: Contributes to building a positive team environmentInitiative: Identifies what needs to be done and acts before the situation requires itProblem-solving: Thinks creatively and identifies innovative solutions to existing processes and methodsCommunications: Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholdersSelf-Awareness: Recognizes blind spots and objectively evaluates own decisions and behavior seeking continuous improvementContinuous Learning: Pursues training and development opportunities and strives to continuously build knowledge and skillsResiliency: Ability to adapt and thrive in the face of challenges while maintaining a positive mindset and composure under pressureAdaptable: Welcomes change and seeks out disruptive innovations to improve processes and overall businessApplication Process To be considered for this position, please take the following steps:1Email your resumé and contact information to [email protected] (for Austin openings) or [email protected] (for Denver openings).The behavioral assessment should take less than 10 minutes to complete.
