Position Overview

The Director of Revenue Management will be responsible for developing and executing pricing, revenue optimization, and forecasting strategies across the Prime portfolio. Working within a private equity-backed environment, this leader will partner with executive leadership, operations, and other teams to drive top-line performance, enhance Net Operating Income and support value creation initiatives.

Key Responsibilities

  • Develop and implement comprehensive revenue management strategies to maximize occupancy, rental rates, and overall top-line revenue across all assets
  • Create and execute dynamic pricing models based on market demand, competitor analysis, seasonality trends and historical performance
  • Lead initiatives to test and refine discounting and promotion strategies
  • Develop data-driven models to determine timing, frequency, and percentage of existing customer rent increases by market, facility, and unit type
  • Monitor and optimize existing ancillary revenue streams, including tenant protection plans, retail sales and other ancillary fees; identify and implement additional ancillary opportunities
  • Lead, mentor, and develop a team of revenue management analysts to ensure high-quality pricing and performance insights
  • Maintain understanding of the dynamics of the local markets and demand generators and present appropriate action plans to executive team
  • Leverage data analytics tools to monitor trends in KPIs (Rent per Square Foot, physical occupancy, economic occupancy, churn, move-in/move-out spread) and exceptions (discounting, fee waivers, tenant rental rate adjustments)
  • Support annual budgeting processes with revenue and occupancy forecasting
  • Collaborate with Operations, Sales, Finance, and Marketing teams to ensure alignment of advertising and sales process with revenue management strategies
  • Partner with Business Development team to identify and pursue new B2B revenue opportunities (e.g., partnerships with universities, moving companies, logistics providers)
  • Partner with Marketing team and website developer to ensure data validation of website and optimal customer sales experience process
  • Evaluate and manage partnerships with third-party revenue programs (e.g., protection plan providers, marketplace aggregators, reporting platforms)
  • Develop and implement customer retention strategies to maximize average length of stay and minimize churn
  • Prepare and present performance reports and strategic recommendations to Prime's investors and executive team
  • Support due diligence and exit readiness activities
  • Identify and implement revenue management systems, business intelligence tools, and other technologies to support scalable growth

Qualifications

  • Bachelor's degree in Finance, Economics, Business, or a related field; MBA or Master's preferred
  • 7–10+ years of experience in revenue management, pricing strategy, or commercial analytics
  • Private equity experience or experience in a PE-backed company strongly preferred
  • Proven leadership skills and ability to influence cross-functional stakeholders
  • Proven track record of driving revenue growth and achieving business targets.
  • Highly analytical, results-driven, and comfortable in fast-paced environments
