Position Summary: The Director of Property Operations and Maintenance is responsible for the overall success of two key departments at Moonlight Basin - Facilities Maintenance and Landscaping & Snow Removal. Facilities maintenance encompasses all club facilities and amenities, commercial kitchens and restaurants, pools & spas, residential homes and condos, and much more. Landscaping & Snow Removal covers all the grounds throughout Moonlight Basin both summer and winter. In the winter, this includes snow plowing and shoveling services at club facilities, private homes, HOAs, community roadways, the One&Only hotel, and some management of third-party contactors who operate in the area. In the summer, this crew transitions to landscaping, serving HOAs, custom homes, and club facilities, with a broad spectrum of services that include irrigation, noxious weed management, and standard landscaping services. The Director of Property Operations and Maintenance will oversee and support the Director of Facilities Maintenance and the Director of Landscaping & Snow Removal. An ideal candidate will possess a background in engineering, commercial and residential construction, heavy equipment operations, snow removal, and be a highly skilled administrator. Job Duties:

  • Provide overall direction and leadership for the Property Operations & Maintenance department, overseeing Facilities Managers, Maintenance Managers, and related teams.
  • Constant communication and collaboration with the leaders of the Facilities team and Landscaping & Snow Removal team to ensure priorities are being established correctly and work is being completed to the highest standards of luxury hospitality.
  • Daily checks of all facilities and club amenities to ensure buildings systems are functioning properly and our various teams are getting the maintenance support needed to deliver the member experience.
  • Daily site visits to inspect our grounds and/or active landscaping projects within the community.
  • Making rounds throughout the community in the winter to confirm proper snow removal and storage, equipment safety and equipment care/cleanliness, driving site lines are being maintained, and our standards are being met.
  • Constant communications with Moonlight Lodging to ensure homes in the residential program are getting the internal or third-party maintenance support needed to keep member homes functioning.
  • Assist both the Facilities Director and Landscaping & Snow Removal Director with administrative and scheduling support when needed.
  • With the Facilities Director, develop and execute a comprehensive facilities strategy and preventative maintenance program that aligns with Moonlight Basin's long-term business objectives and member experience goals.
  • Assist in the oversite of third-party contractors when necessary.
  • Manage budgets to achieve revenue goals and keep expenses and payroll within expectations. Develop and manage the department's operating and capital budgets, including forecasting, tracking, payroll, and variance analysis. Propose, bid out, and manage approved capex projects.
  • Coordinating pothole and asphalt repairs each spring.
  • Ensure timely identification and resolution of maintenance or snow removal issues across all club facilities and the community, including HVAC, electrical, plumbing, water treatment, and structural systems.
  • Ensure compliance with local, state, and federal safety, environmental, and regulatory requirements.
  • Oversee safety protocols, risk mitigation procedures, and emergency response planning for the department.
  • Build and maintain strong, collaborative relationships with internal departments including Housekeeping, Residential Services, Engineering, Member Services, and Landscaping & Snow Removal.
  • Drive a positive team culture through ongoing coaching, professional development, training programs, and performance management.
  • Build and maintain strong vendor and subcontractor relationships to ensure reliable third-party support.

Qualifications:
  • Minimum eight years of progressive leadership experience in a senior role overseeing facilities, engineering, or maintenance operations in a hospitality, private club, or luxury residential setting.
  • College degree with a background in engineering preferred
  • Comfortable responding to and carrying out specific guest needs and requests.
  • Excellent time management
  • Exceptional attention to detail
  • Valid Driver's license and clean driving record
  • Strong knowledge of building systems including HVAC, electrical, plumbing, water treatment, pools/spas, mechanical, and life-safety systems required.
  • EPA, CPO, or boiler certifications preferred
  • Background in heavy equipment operating and mechanics preferred.
Physical Demands:
  • This job requires daily work in the field. You will be required to work and travel in inclement weather conditions.
  • You must be able to lift 50 pounds.
  • Must be able to traverse property and facilities.
  • Requires manual dexterity, grasping, writing, standing, sitting, walking, repetitive motions, bending, and climbing.
  • Interact with others requiring employee to verbally communicate as well as hear and understand spoken information
