MD Squared Property Group is seeking a Director of Project Management for our project management team in New York City.

Director of Project Management

The Director of Project Management will lead the planning and execution of capital projects across a diverse real estate portfolio, ensuring quality, budget, and timeline objectives are consistently met. This role requires a strategic thinker with strong technical knowledge and the ability to manage multiple stakeholders, from ownership and boards to vendors and consultants. The ideal candidate will bring a proactive, solution-oriented mindset, clear communication skills, and a track record of delivering complex projects efficiently. As a senior leader, they will also play a key role in shaping internal processes, mentoring team members, and driving the company's reputation for excellence in project delivery.

Essential Job Duties:

  • Responsible for each phase including pre-construction, bidding, construction, closeout, and post-construction services.
  • Read and understand documents defining the project, including but not limited to agreements, leases, work letters, project charters, surveys, budgets, schedules, drawings, and meeting minutes.
  • Project planning, staffing and scheduling.
  • Coordinate project filings.
  • Perform regular site inspections and document field conditions.
  • Drive Project Management growth through client pitches
  • Track portfolio compliance to propose potential project
  • Attend project meetings
  • Manage construction schedule based on project team input.
  • Monitor internal project costs and future cashflows analysis.
  • Maintain historical data.
  • Establish and maintain client focus through performance goals, deliverables, reports, and value-added.
  • Ensure punch list completion.
  • Complete project close-out package for distribution.
  • Procure and manage local architects, engineers, general contractors and subcontractors, and specialty vendors.
  • Lead long-term capital planning, including identifying and prioritizing major repairs and improvements across the portfolio.
  • Develop and manage annual budgets and multi-year capital plans in coordination with ownership and internal teams.
  • Oversee quarterly capital cash flow forecasting and reporting.
  • Serve as the lead for CapEx conversations with boards, ownership, and internal teams, including proposals, updates, and progress reports.
  • Grow, mentor, and train the project management team, ensuring consistent process and high-quality outcomes.

Preferred Qualifications:

  • Bachelor's degree in Architecture, Engineering, Construction Management, Business Administration, or related field
  • 5+ years of experience as Project Manager or similar role.
  • Knowledge of construction and commercial real estate industry. Familiarity with architectural/engineer drawings, space planning concepts, furniture systems and ancillary products, and technical systems.
  • Strong interpersonal skills with the ability to interact internally and with external clients.
  • Organized and detailed-oriented with the ability to multi-task within a team structure and independently.
  • Strong verbal and written communication skills.
  • Advanced skills in PowerPoint, MS Office Suite – Excel, Word and PowerPoint.
  • OSHA 30-Hour Certification preferred
  • Familiarity with AutoCAD

Total compensation will consist of a base salary (100-130k) plus revenue share bonus.
