Job Title: Director of Preconstruction Location: Lake Mary Compensation: $110-130k (negotiable) plus bonuses About the Opportunity: Our client, a growing national real estate development and construction firm specializing in self-storage facilities, is seeking a highly motivated and experienced Director of Preconstruction to join their leadership team. This role is based in Lake Mary, Florida, and relocation support is available for the right candidate. This is a high-impact opportunity to lead a multidisciplinary preconstruction team, drive project excellence from concept to groundbreaking, and work closely with executive leadership. While prior experience in self-storage is preferred, the company is open to dynamic candidates from adjacent commercial sectors who demonstrate initiative and a hunger to learn. Key Responsibilities:

• Lead all preconstruction efforts across 3-5 projects simultaneously in various phases of development.
• Develop and refine project estimates, value engineering strategies, and material buyouts.
• Oversee design development, maximizing Net Rentable Square Feet (NRSF) and ensuring alignment with project objectives.
• Manage and mentor a team including design, detailing, permitting, and material coordination staff.
• Establish initial schedules and budgets, ensuring risk areas are addressed early.
• Run preconstruction meetings and coordinate closely with construction leadership to ensure seamless handoff to field operations.
• Maintain ongoing communication with executive leadership and ownership, providing updates and strategic recommendations.
• Support and monitor permitting processes to ensure timely approvals.

Qualifications:

• 7+ years of experience in commercial construction preconstruction or project management.
• Experience with self-storage projects is preferred, but not required.
• Proven leadership and team-building capabilities.
• Ability to balance technical and operational project needs.
• Willingness to relocate to the North Orlando (Lake Mary) area.
• [Preferred] Florida General Contractor (GC) license.
• [Preferred] Bachelor's degree in Construction Management, Civil Engineering, or related field.

Compensation & Benefits:

• Base salary: $110,000 - $130,000 (negotiable based on experience)
