The Director of Marketing & Merchandising—referred to within True Homes as the Operations Partner – Marketing & Merchandising—is responsible for leading the execution of the True Homes Marketing Platform across all markets. This role serves as a strategic collaborator across departments to support their marketing objectives and needs. The Operations Partner also oversees project management and directs the workflow of the Design Team, ensuring alignment with company deadlines and quality standards. In addition, this leader actively implements the Leadership Charter by fostering team alignment with the True Difference Culture, modeling leadership in accordance with the True North Leadership (TNL) Platform, and advancing their Functional Platform. This position requires a demonstrated ability to lead high-functioning teams and consistently deliver results.

Responsibilities:

Strategic Leadership & Platform Execution:

Champion the execution of the Marketing Platform disciplines, aligning team performance with brand standards, sales objectives, and operational excellence.

Ensure strategic alignment with True North Leadership (TNL), True Difference Culture, and Franchise Philosophy.

Represent the marketing function across all organizational planning, budget cycles, and executive-level reviews.

Direct the management of website content, SEO, and digital advertising performance in partnership with external vendors and internal stakeholders.

Monitor website KPIs including CRM pings, lead conversions, and listing accuracy using CMS tools and analytics platforms.

Oversee SEO, email marketing, and online advertising for effectiveness and alignment with sales targets.

Showcase Inventory & MLS Management:

Oversee Showcase Home marketing strategy, MLS accuracy, listing imagery, and timely updates of pricing collateral.

Ensure compelling and keyword-optimized descriptions for all inventory listings.

Track image scheduling, readiness, and execution using Trinity and other systems.

Community Launch & Collateral Production:

Coordinate grand opening marketing execution for all new communities, including signage, content, digital tactics, and PR.

Manage the creation of flyers, maps, feature sheets, brochures, and branded templates with consistency.

Maintain strict quality standards and organizational discipline for collateral and brand kits (including Canva).

Broker, Referral & Public Relations Support:

Support Broker and Referral Program marketing needs including materials, events, and reporting.

Create and execute content for PR, blogs, and community storytelling.

Coordinate with Sales and Market Partners to align events with strategy and outreach initiatives.

Creative Direction & Design Oversight:

Lead creative execution in collaboration with the Design Team to produce visually compelling and brand-consistent work.

Uphold guidelines for color, font, layout, and campaign tone across all media types.

Conduct quarterly creative reviews and scrubs to ensure brand cohesion and market relevance.

Leadership and Oversight of Model Merchandising:

Lead the creative direction and execution of interior merchandising for model homes, ensuring all designs reflect the brand's identity, resonate with target buyers, and support the sales strategy through emotional connection and livability.

Develop and manage detailed merchandising budgets for all model home projects, negotiating vendor contracts and sourcing strategies to maximize visual impact while maintaining financial discipline and adhering to project timelines.

Oversee procurement, inventory tracking, and lifecycle management of furnishings, accessories, and décor assets, including coordination of storage, reuse, and liquidation strategies to optimize resource utilization and minimize waste.

Administrative & Cross-Functional Collaboration:

Collaborate with all departments on marketing needs, timelines, and project assignments.

Manage internal team functions, scheduling, prioritization, and cross-platform execution.

Serve as the primary point of contact for centralized services and cross-functional rollout teams.

Results/Accountability:

Ensures team congruency with True Difference

Ensures leadership congruency with CPP and TNL Platform

Ensures that the team embraces and represents the company and sales culture

Ensures that True Homes Marketing Platform is successfully implemented

Ensures all marketing materials and communication are consistent for each brand's identity and value proposition

Manages and completes projects as assigned by required deadlines

Ensures accuracy for website and plasma content

Manages and maintains inventory of marketing collateral pieces to ensure that they are accurate and maintained in adequate supply for all communities

Qualifications:

Bachelor's Degree in Marketing required

Seven years of marketing experience required

Five or more years of supervisory experience leading a Marketing Team/Platform

Experience managing a Creative Team required

Valid driver's license, current automobile insurance, and reliable personal transportation required for travel in NC and SC as needed

Graphic Design experience preferred

Adobe Creative Suite experience preferred

High sense of urgency and ability to prioritize tasks

Physical Requirements:

Must be able to remain in a stationary position 75% of the time
