Director of Facilities Operations The LIU Director of Facilities Operations is the primary facilities services manager responsible for campusfacilities operations, communications, standards and capital projects coordination at the LIU BrooklynCampus. Essential responsibilities and skills comprise the following: • Manage the department's deferred maintenance and capital improvement budgets bymanaging LIU's outsourced partner(s). Ensure compliance with budgetary constraints andforecast and plan facility improvements. • Oversee all property maintenance and inspect LIU facilities for safety, cleanliness andrepairs. o Facilitate weekly and long-term projects: including project design and planning, assuringneeded materials are ordered, and making sure that project funds are available. o Manage ongoing projects and monitor project progress, costs and staffing. o Coordinate and monitor status of work orders. Estimate, request materials and equipment,and estimate and track labor costs. o Direct and oversee the cleaning and maintenance contracts to ensure that all properties areproperly maintained according to contract specifications. This includes all custodial tasks,engineering and mechanical systems, fire and life safety systems, emergency procedures,and record keeping. o Direct and oversee the security contracts to assure all properties have appropriate securitypresence and emergency procedures. o Oversee and assign work to Facilities management, third party contractor management,consultants, etc. o Maintain current knowledge in the field of facilities management, maintenance, and security.Establish, implement and update facility and security related policies and procedures.Oversee compliance with federal, state and local laws and regulations and follow all safetyprecautions. o Maintain compliance with applicable building and safety codes, OSHA requirements, etc. o Maintain and update an emergency evacuation plan for all LIU properties. • Adhere to confidentiality rules and all other Trinity Wall Street policies, procedures and rules. • Assume other related responsibilities and special projects as required. Required Skills and Knowledge: • Knowledge of budgeting, finance, accounts payable/receivable • Advanced knowledge of building systems (HVAC, Electric, Fire & Life Safety) • Advanced knowledge of code compliance • Proven management skills • Excellent computer skills (proficient in Microsoft Office Suite) Required and Preferred Education, Experience, and Credentials: • Bachelor's degree in Engineering, Architecture, or Facilities Management or equivalentcombination of experience, education and training • More than five years of experience in building/property management • Professional certification, affiliation, and membership(s) in the field of facilities management,Building Owners and Managers Association (BOMA) FLSA Classification: Exempt Salary: Commensurate with experience Contact: Please send cover letter and resume.
