Director, Maintenance Operations

Catholic Charities of the Archdiocese of Chicago is seeking a dedicated and experienced Director of Maintenance Operations to oversee the daily maintenance operations and special projects of HUD-funded buildings within our Senior Housing services. This role is crucial in ensuring that all building and maintenance costs are within budget while maintaining high standards of safety and compliance, while providing leadership to a total staff of over 25 employees. Responsibilities Include:

Maintenance Operations & Budget Management:

  • Responsible for overseeing the daily maintenance operations and special projects of U.S. Department of Housing &Urban Development (HUD) -funded buildings that are owned, leased or managed by Catholic Charities of the Archdiocese of Chicago within Senior Housing services.
  • Ensure that all building and maintenance costs are within budget. Perform other duties as needed. Requires frequent travel between facilities.
  • Team Management:

  • Directly and indirectly supervises the work of maintenance and custodian workers by providing guidance, training, and support to ensure high performance and adherence to safety standards.
  • Conducting performance evaluations, providing feedback to team members.
  • Managing work schedules, addressing and resolving conflicts within the team, and participating in and making recruitment decisions.
  • Compliance & Recommendations:

  • Ensures compliance with all relevant policies, procedures, standards, and external requirements. Makes recommendations on any structural changes or modifications needed to ensure compliance with organizational/programmatic policies and procedures, professional standards, and external requirements of all relevant regulatory, licensing or accrediting bodies.
  • Prepares and successfully executes short and long-term plans for usage of space and capital improvements. In collaboration leadership, and in accordance with policies and procedures, receives and analyzes contractor bids and makes appropriate recommendations.
  • Complaint and Crisis Management:

  • Handle client and employee concerns and crisis situations with sensitivity and expedience, in consultation with leadership and appropriate partners. Responsible for handling and/or coordinating services to resolve any maintenance-related emergencies, as needed.
  • Mechanical Systems and Emergency Handling: Responsible for handling and/or coordinating services to resolve any maintenance-related emergencies, as needed.
  • Manage and repair mechanical systems and related equipment, and coordinate services to resolve maintenance-related emergencies. Manages and makes repairs to the different mechanical systems and related equipment that control water, heating/cooling, and air.
  • Other duties as assigned

    Physical Requirements:

    X Kneel and move from sitting, bending, kneeling or standing multiple times a day. Push and pull objects up to 50 pounds

    X Climb up and down up to 7 flights of stairs at a time

    X Lift up to 50 pounds

    X Additional Requirements: Job duties may need to be performed outdoors in varying weather conditions. Must be able to reach in all directions and climb a ladder, when needed.

    Directly Supervises: Multi-Building Maintenance Associates

    Indirectly Supervises: WIC Maintenance Operations Dept Staff

    Education and Experience Requirements:

    Relevant Education

    Preferred: Bachelor's Degree

    Minimum: High School

    Relevant Experience

    Preferred: 5+ years in building facilities and 5+ years supervisory experience

    Minimum: 3 years in building facilities and 3 years supervisory experience

    Proven experience in maintenance operations, preferably within a housing services context desired

    Strong leadership and supervisory skills required

    Excellent problem-solving and crisis management abilities.

    Technical expertise in mechanical systems and related equipment.

    Strong communication and interpersonal skills

    Certification/Licensure

    Preferred: Related technical Certificate or License
