We are on a mission to make city life happier – want to join us?As a Director on the Grounds team, you'll lead a high-performing team responsible for the strategic care and enhancement of all landscaped areas within the Beam Living portfolio of assets, ensuring the health, safety, and beauty of the property's extensive horticultural assets. You will be responsible for overseeing landscape maintenance programs, IPM, irrigation management, snow removal operations, and the coordination of both in-house and outsourced grounds maintenance. Key responsibilities include staff leadership and training, budget planning, contract management, and the implementation of proper horticultural operating procedures to uphold the highest standards of landscape excellence.What You Will Do
- Lead the planning, maintenance, and enhancement of 80 acres of green space in New York City and additional landscaped real estate properties. Ensure high standards of plant health, seasonal displays, ecological sustainability, and aesthetic appeal across diverse environments including gardens, lawns, woodlands, and specialty plantings.
- Implement and promote sustainable landscape practices such as native plantings, integrated plant/pest management (IPM) and composting. Stay informed on industry trends and introduce innovative techniques to improve environmental impact and operational efficiency.
- Implement, iterate and maintain standard operating procedures that will ensure all horticultural assets are maintained at the highest standards utilizing an effective inventory system.
- Develop and manage annual budgets, including RFP work with procurement and legal, to ensure the efficient use of resources while maintaining high-quality landscape operations.
- Ensure all horticultural and operational practices comply with local, state, and federal regulations. Promote a culture of safety and environmental stewardship across all managed properties.
- Work with the Facilities team to champion water conservation through intelligent irrigation practices and soil health practices in compliance with local water usage regulations.
- Implement and oversee the responsibilities of the Company mechanic, to ensure proper maintenance/repair of the organizations fleet vehicles and compliance of all maintenance garage systems with state and local governments.
- Manage and implement the StuyTown and Peter Cooper Village snow and ice management plan before, during, and post storm events
- Provide strong leadership to a team of 9, including 2 direct reports, by setting clear goals and priorities, fostering a collaborative and positive work environment, and supporting professional growth through coaching, mentorship, and targeted training initiatives.
- Facilitate open communication within the team and across departments. Keep staff informed of key updates and initiatives and encourage feedback and cross-functional collaboration to support organizational goals.
What You Should Have
- 5-7 years of hands-on experience in public horticultural and maintenance management, arboriculture, irrigation management and landscape design and construction practice.
- 3-5 years of proven experience in a leadership role
- A bachelor's in horticulture or equivalent is preferred. with one year of relevant experience, or associate degree with three years of experience in forestry, arboriculture, or a related field from an accredited institution.
- Strong leadership abilities with the ability to inspire and motivate team members
- Solid understanding of union team dynamics, collective bargaining agreements and performance management principles
- The ability to connect with others to keep the team aligned and focused.
- An analytical ability to collect and use information to solve complex problems.
- Technical experience to lead large teams, internal and external, and earn their trust and respect for your competence.
- The planning and financial acumen to be responsible for large projects with full responsibility for delivering those projects on time and on budget. Always be pushing for a return on investment, financial or otherwise, for all projects.
- Physically capable of standing, walking, bending, lifting up to 50 lbs., and performing repetitive motions for extended periods
- Able to work outdoors in all weather conditions with necessary vision and mobility to perform tasks safely and effectively
- The discipline and willingness to do what needs to be done.
- A love for doing what others won't and solving difficult problems.
- A desire to grow and take on ever increasing responsibility.
- Experience building a team a plus.
- Doing any, or all of that, in a multi-family environment would be good too.

Base Salary: $140,000-$170,000 annuallyExact compensation may vary based on skills, experience & location.Benefits: First and foremost, we're human.
