Requirements WHAT YOU WILL DO The Cost Segregation Associate is responsible for traveling to properties to perform on-site inspections, which involve meetings with facility personnel and documentation of building assets through photos and notes. Information gained during the site inspection process will then be used to construct detailed building estimates and the corresponding cost segregation report. RS Means and Marshall & Swift estimating data will be used in conjunction with CTI's proprietary software and templates to build these estimates and reports. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
- Client email and phone communications to request information, schedule site visits, and address any relevant project questions.
- Examine property records, appraisals and tax assessments to find relevant project information.
- Analyze purchase documents, depreciation schedules, construction contractor payment applications, invoices, and other cost documentation and reconcile with accounting general ledgers. Data manipulation skills and understanding of pivot tables is preferred.
- Travel to client facilities to meet with facility personnel and perform on-site inspections which include taking notes and photos of relevant property assets.
- Estimate unit costs and build detailed building estimates using RS Means and M&S reference data and industry standard techniques.
- Prepare accurate property description write ups that will be used in final reports.
- Travel 30-40% of the year.
- Additional duties and responsibilities as assigned, including heightened working hours during regular tax seasons.
WHAT YOU WILL NEED:

- Proficient in Microsoft Outlook, Word, Excel, and PowerPoint.
- Ability to provide excellent customer service, including patience, a friendly attitude, empathy towards internal/external stakeholders, and with the appropriate sense of urgency.

- Ability to recognize when an incident needs to be escalated.
- This role has access to sensitive information and is expected to adhere to all CTI, ISO 27001 and SOC2 policies.
- A willingness to learn and adapt to CTI's study process, quality control requirements, and management expectations.
EDUCATION AND EXPERIENCE:
- Bachelor's or Associates degree in construction management, construction estimating or related fields required.
- Construction industry experience in estimating, project management, construction accounting, or accounts payable required.
- Cost Segregation experience is preferred, but not required.
- Construction estimating experience in Mechanical, Electrical and/or Plumbing trades is preferred, but not required.
- Familiarity with construction terms, concepts, components, and estimating principles required.
- Experience reviewing contractor AIA G702/703 forms and construction general ledgers required.
- Ability to read and understand building plans.
Compensation is determined based on work experience, education, location, and skill set:
- 0-2 years: $55,000-$70,000
- 2+ years: $70,000-$85,000
