JOB PURPOSE: Reports to Corporate Purchasing Senior Vice President and leads regional Division Purchasing leaders in the effective management of costs, suppliers, business processes, and initiatives. This position will work with Strategic Sourcing Managers and Divisional Purchasing leads to optimize the supply chain and purchasing strategies for the region.

ESSENTIAL FUNCTIONS:

  • Duties and Responsibilities:
    • Provide guidance to divisional purchasing leads on cost management and total cost of ownership analysis. Offer expertise on purchasing processes, sourcing, and transactional systems.
    • Conduct operational reviews with divisions on budgets, cost over time, cycle time metrics, etc.
    • Collaborate with the corporate sourcing team to identify new products and suppliers, and optimize supply chains to reduce TCO for DRB & Brightland Divisions. Support vendor/product/program changes.
    • Negotiate agreements with suppliers and large subcontractors as applicable.
    • Conduct product use reviews and liaise between Sourcing Managers and manufacturers, distributors, suppliers, and subcontractors.
    • Support divisional processes through participation in framewalks, regional trade councils, value engineering events, etc.
    • Manage JDE legacy options program.
    • Support rebate management, audit rebates, model home programs, and product usage.
    • Assist with new vendor setup and ensure compliance with contractual and insurance requirements.
    • Oversee onboarding and training of new divisional purchasing leads.
    • Perform audits on divisional processes related to cost management, vendor status, and project progress.
  • QUALIFICATIONS:

    • Knowledge and Skills:
      • High interpersonal skills for handling complex situations with poise, tact, and professionalism.
      • Proficiency in software applications such as Word, Excel, PowerPoint, and database management, with advanced spreadsheet skills.
      • Experience with a national homebuilder in purchasing or supply chain management is preferred.
      • Location in Dallas, TX, with 30-40% travel required.
      • Attention to detail, ability to prioritize, and work in a fast-paced environment.
      • Knowledge of field operations, scheduling, deliveries, and logistics.
      • Understanding of division and corporate purchasing methods.
      • Valid driver's license for business travel.

    EDUCATION & WORK EXPERIENCE:

    • Bachelor's degree in business management, construction management, or equivalent experience.
    • 8 years of experience in the residential homebuilding industry, with at least 2 years in the field.
    • 6 years of purchasing experience.
