SUMMARY: This position is responsible for the supervision, organization, planning, safety, and scheduling of the physical execution of the work and the leadership and management of the field forces. In this capacity, the Project Superintendent directs the work of Morris' direct forces and those of the subcontractors including coordination of subcontracts, drawings and specifications. Includes maintaining and creating project schedules, daily diaries and organizing work force, field related cost control, budgets and equipment.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Organizes project site properly including plans, files and project binders and keeps project office clean.
  • Keeps project clean from debris and ensures that all material set onsite is organized and properly stored.
  • Must be on site at all times when subcontractors or vendors are working in order to maintain appropriate supervision off activities.
  • Completes three week look-ahead schedules weekly and distributes to subs for execution.
  • Maintains project schedule end date by utilizing milestones and critical path management. Is responsible for all initial and subsequent contact with subcontractors to ensure the installation dates are met.
  • Completes daily reports and photos for proper documentation.
  • Holds Weekly Foreman meetings to review schedules and Safety Topics.
  • Completes Job Hazard Analysis (JHA's) Safety sheets for all work that may be considered a high safety risk.
  • Complete and maintain OSHA 30 and CPR training as required.
  • Make jobsite safety a priority and maintain safe jobsite. Set an example by wearing proper safety gear at all times and requiring the same of all subcontractors.
  • Properly supervises subcontractors to ensure that all plans and specifications are met.
  • Works with project management staff to ensure timely delivery of all materials.
  • Properly coordinates with all owner vendors for timely install.
  • Examine all construction documents for appropriate construction details and completeness of information, potential design deficiencies, code violations and constructability. Bring all required items to the attention of the Architect and Owner.
  • Organize and train field staff as required to properly perform their duties. Assure that each individual know and understand the duties, responsibilities, and authority of each staff member and how they relate to other staff members in the field.
  • Establish and maintain professional and effective relations with the Owner and Architect, meeting with them on a regular basis to review all aspects of the project. Keep them informed of the budget status and be available for consultation and help as required.
  • Ensures that all work put in place meets Morris, Inc's unwavering quality control standards for a minimal punchlist. Quality control should be a daily priority.
  • Properly completes all punchlist, training, and certificate of Occupancy as required in the owner contract.
  • Maintains a proper as-built set of plans for the duration of the project.

· EDUCATION and/or EXPERIENCE:

Bachelor's degree (B. A.) from four-year college or university; and five to seven years related experience and/or training; or equivalent combination of education and experience is required.

· LANGUAGE SKILLS:

Must be able to read, analyze, and interpret general business contracts, periodicals, professional journals, technical procedures, governmental regulations, construction drawings and specifications. Knowledge of accounting systems and be fully versed in job cost accounting. Must be able to write reports, business correspondence, and procedure manuals. Must be able to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

· REASONING ABILITY:

Must be able to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Must be able to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
