About the Role
We are seeking a Project Manager with strong leadership and organizational skills to oversee all phases of commercial construction projects—from estimating through closeout. The ideal candidate has a proven ability to manage budgets, schedules, and subcontractor relationships, while ensuring the highest standards of quality, safety, and client satisfaction.
Key Responsibilities
Preconstruction & Estimating
- Prepare and submit accurate cost estimates and bid proposals.
- Solicit subcontractors to ensure complete bid coverage across all trades.
- Develop detailed scopes of work and bid schedules.
- Review bids with senior management before submission.
Contracting & Procurement
- Ensure contracts or letters of intent are in place before committing to suppliers or subcontractors.
- Manage procurement of long-lead materials in alignment with project schedules.
- Draft and issue project memos outlining requirements such as insurance, submittals, safety policies, and meeting schedules.
- Review all quotes for completeness and compliance with plans and specifications.
- Issue contracts, purchase orders, and letters of intent using standard templates.
Financial Management
- Develop project cost codes and coordinate with accounting to ensure accurate reporting.
- Maintain weekly cost tracking and bi-weekly financial updates.
- Prepare monthly draw projections and assist with pay applications.
- Review subcontractor payments and enforce compliance with quality and lien waiver requirements.
Project Administration
- Distribute construction drawings, addenda, and change bulletins to subcontractors.
- Maintain current drawing and document logs, including RFIs, submittals, and change orders.
- Coordinate and lead weekly jobsite meetings, preparing minutes and updated schedules.
- Track progress with the superintendent and ensure timely communication among all stakeholders.
Closeout
- Prepare and coordinate punch lists with superintendents and owners.
- Manage final inspections, occupancy certification, and turnover documentation.
- Compile close-out packages and O&M manuals.
Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, or related field (preferred).
- Minimum of 5 years' experience managing commercial building projects (hospitality, retail, office, industrial, or multi-family experience ideal).
- Proficient in MS Office (Excel, Outlook, Word); project management software experience preferred.
- Strong communication, organizational, and leadership skills.
- Ability to manage multiple projects and deadlines effectively.
- Willingness to travel to jobsites as needed.
