The role includes oversight of financials, timelines, and resources, while coordinating across design teams, subcontractors, and ownership representatives. Strong leadership, communication, and problem-solving skills are required to ensure high-quality project outcomes.
Requirements:
- 3–5 years of construction management experience, ideally with exposure to custom residential projects.
- Bachelor's degree in engineering, construction management, or a related discipline preferred.
- Thorough understanding of construction phases and field operations.
- Strong attention to detail with a focus on safety.
- Proficiency with industry-standard tools such as Procore, Bluebeam, and Microsoft Office Suite.
Responsibilities:
- Develop and maintain budgets, schedules, and pay applications in collaboration with project teams and field staff.
- Manage all project documentation within Procore.
- Perform material take-offs and oversee procurement aligned with project sequencing.
- Collaborate with leadership, field teams, and subcontractors to evaluate construction documents and recommend adjustments to improve constructability, cost efficiency, or schedules.
- Oversee subcontractor agreements and ongoing contract management.
- Coordinate regular project meetings with stakeholders to review progress and address open items.
- Manage all change order processes and associated documentation.
- Lead bid solicitations, analyze proposals, and oversee buyout for various scopes of work.
- Review and negotiate subcontractor pricing proposals.
- Ensure proper project closeout and turnover documentation.
- Conduct frequent site visits to evaluate progress and confirm alignment with budget and plans.
- Prepare and submit project pay applications.
- Address subcontractor requests for information and design-related clarifications.
- Review and suggest potential value engineering opportunities.
- Track project-related contracts with a focus on maintaining accuracy through design changes and value engineering.
- Assist with financial tracking and draw requests for project funding as needed.
