The Construction Project Manager II (CPM II) will lead and manage multiple complex construction projects from conception through completion, ensuring they are delivered on time, within scope, and within budget. The CPM II will collaborate closely with architects, engineers, contractors, and various stakeholders to define project objectives, manage resources, and mitigate risks. This role requires a strategic thinker with strong leadership, communication, and organizational skills to drive projects to successful outcomes in a dynamic and fast-paced construction environment.

  • Conduct site visits to document whether construction general contractors are completing their work obligations in a timely manner and to ensure that the quality and condition of the work meet Portillo's Quality Standards.
  • Coordinate with the Real Estate Team for status updates on construction projects and/or deliverables to outside trade partners.
  • Work closely with the New Restaurant Opening team staff and Operations to coordinate building turnover dates, building orientations, warranty issues, and construction defects.
  • Coordinate with internal teams for project development, including review and processing of invoices and change orders, review and verification of construction bids and trade costs, and present project update reports to internal and external trade partners.

  • Manage development projects from site inception to the end of the warranty period (one year after completion).
  • Coordinate all owner vendor items, including cost, delivery timelines, and installation.
  • Update project trackers and spreadsheets weekly.

  • Review project invoices and coordinate with the Construction Project Coordinator for financials as needed.
  • Work closely with external and internal trade partners to ensure successful turnover and opening of new restaurants.
  • File all project documents electronically as received.

  • Participate in weekly development meetings and assist the development team with other tasks as needed.
  • Review project invoices and coordinate with the Construction Project Coordinator for financials as needed.

ORGANIZATION RELATIONSHIPS

This position reports to the Director of Construction and works closely with departments involved in the development process, including real estate, legal, facility services, New Restaurant Openings (NRO), and Operations.

QUALIFICATIONS

Educational Level/Certifications

  • Bachelor's degree in construction management, finance, engineering, business, or a related field, or equivalent experience.

Work Experience, Qualifications, Knowledge, Skills, Abilities

  • 3-5 years' experience in ground-up construction, engineering, and architecture.
  • Familiarity with ProCore, Smartsheet, Excel, or ability to learn new software tools.
  • High-level understanding of construction financial processes.
  • Knowledge of construction terminology, materials, blueprints, and techniques.
  • Proficiency with Microsoft Office tools including Outlook, Excel, and Word.
  • Excellent verbal and written communication skills.
  • Strong organizational and prioritization skills.
  • Analytical and critical thinking skills.
  • Ability to adapt to a fast-paced environment.
  • Self-starter capable of holding self and others accountable in a remote environment.
  • Multi-unit experience (e.g., retail, hospitality, restaurant) preferred.
  • National Program Roll Out experience preferred.

Travel Requirement

  • Travel up to 75% depending on project workload and restaurant opening dates.
  • Quarterly travel to the corporate office in Chicago, Illinois for team coordination and activities.
