Community ManagerClassification: Exempt, Full-time, Benefits EligiblePosition Type and Expected Hours: Full-time position. Typical office hours align with property operations, including occasional weekends as needed for emergencies or special circumstances.Reports to: Regional ManagerJob Summary: The Community Manager is responsible for the overall operation and success of the assigned property. This role requires strong leadership to oversee leasing, maintenance, financial performance, and resident satisfaction. The Community Manager ensures operational excellence and compliance while exemplifying the company's core values.Essential Functions (including but not limited to):Prepare and manage detailed property budgets and financial reports.Oversee daily property operations, including leasing, maintenance, and resident relations.Plan and coordinate general maintenance, major repairs, and construction projects.Manage rent collection, delinquency, and financial reporting to ensure property profitability.Negotiate service contracts, review vendor proposals, and manage property expenses.Direct and evaluate the performance of on-site staff and contract personnel.Ensure compliance with Fair Housing, local, state, and federal regulations.Monitor and maintain property appearance, safety, and security standards.Market vacant units and oversee leasing strategies to meet occupancy goals.Investigate and resolve resident complaints, disputes, or violations.Maintain up-to-date records of property activity, expenses, and performance.Monitor and respond to online reviews and resident feedback.Competencies:Strong leadership and ability to foster a high-performing team environment.Exceptional organizational and multitasking skills in a fast-paced setting.Financial acumen, including budgeting and performance analysis.Proficiency in property management software (Entrata preferred) and office technology.Knowledge of local, state, and federal housing regulations.Strong problem-solving and decision-making abilities.Excellent communication and customer service skills.Key Performance Indicators: NOI vs Actual: Meets/exceeds budgeted NOI quarterly.Occupancy: Average occupancy meets or exceeds budget.Delinquency: End-of-month delinquency average below 1.5%.Weekly Reports: 100% on-time delivery.Supervisory Responsibilities (including but not limited to):Direct supervision of leasing and maintenance teams.Provide training, mentorship, and performance evaluations for on-site staff.Ensure team adherence to company policies and operational goals.Work Environment:Office setting with frequent on-site property inspections.Indoor and outdoor conditions, including exposure to weather elements.Moderate noise levels with occasional high-traffic interactions.Physical Demands:Frequent standing, walking, and occasional lifting up to 25 lbs.Regular inspections of property grounds and facilities.Driving between properties as required.Travel:Limited travel within the region for meetings, training, or property support.Annual travel for company leadership summitThis position requires occasional travel, which may include air travel as necessary to attend property site visits, meetings, or company events.
