Salary range: $92,115.00-$102,533.00 (5 yrs minimum experience required)

The Property Manager is responsible for the overall operations of a portfolio of properties and directing the assistant property manager and administrative assistant. Key duties include ensuring accurate billing and revenue collection, managing expenses and repairs efficiently, minimizing liability, administering lease terms, providing timely reports, and maintaining strong relationships with clients, tenants, and vendors. The Property Manager must ‘Think like an Owner'.

Responsibilities
  • Direct and review the management of a diverse property portfolio including retail, office, and industrial properties.
  • Act as the Landlord's representative with tenants and vendors, maintaining positive and professional relationships. Be highly visible and accessible to tenants.
  • Establish proactive tenant relations and retention programs.
  • Participate in employee selection and training.
  • Work extended hours and weekends as needed to meet deadlines.
  • Monitor billing and collection of monthly tenant invoices.
  • Ensure non-regular billings (quarterly, semi-annual, or annual CAM, Taxes, Insurance, rent adjustments) are invoiced accurately and timely.
  • Keep property owner informed of tenant collection issues, lease expirations, and tenant options.
  • Align property management with the client's investment plans to achieve strategic goals.
  • Approve all major or non-budgeted expenses, including CAPEX, in accordance with policies. Ensure labor and lien releases are completed if applicable.
  • Prepare and review monthly financial reports, annual budgets, and CAM reconciliations.
  • Monitor tenant sales reports and communicate trends affecting tenant success to owners and leasing agents.
  • Develop and update an annual CAPEX plan, recommending repairs or replacements.
  • Coordinate maintenance requests and monitor vendor performance to ensure timely completion.
  • Solicit vendor bids, set scopes of work, and supervise vendor performance.
  • Conduct regular site inspections and walkthroughs.
  • Inform property owners of insurance claims such as damages or disasters.
  • Respond to after-hours emergency calls from tenants or property issues.
  • Abstract leases and understand key clauses affecting operations and income.
  • Coordinate tenant construction and move-ins, ensuring smooth onboarding.
  • Interface with legal, accounting, insurance, and tax professionals as needed.
  • Prepare and review leases, renewals, amendments, and payment plans.
  • Maintain property files and records.
  • Serve legal notices to tenants as required and attend court appearances.
  • Monitor management agreement requirements and attend ownership meetings.
Qualifications
  • College degree preferred.
  • Real Estate License required.
  • Minimum 5 years experience as a Property Manager with a commercial real estate management company. (Residential experience is not suitable.)
  • Experience in retail properties is essential.
  • CRRP or CSM designation preferred.
  • Strong communication and organizational skills.
  • Ability to handle multiple tasks simultaneously and work with diverse teams.
  • Leadership skills capable of mentoring and inspiring others.
  • Proactive problem-solving abilities.
  • Ability to work independently with minimal supervision.
  • Proficiency in MS Word, Excel, Outlook, Adobe, and PowerPoint.
  • Valid driver's license and insurance; clean background check.
