Salary ranges from $92,115.00 to $102,533.00 (minimum 5 years experience required)
The Property Manager is responsible for the overall operations of a portfolio of properties and directing the assistant property manager and the administrative assistant. Primary duties include ensuring accurate billing and revenue collection, managing expenses and repairs efficiently, minimizing liability, administering lease terms, providing accurate and timely reports, and maintaining strong relationships with clients, tenants, and vendors. Responsibilities
- Direct and review the assistant property manager and administrative assistant in managing a portfolio of retail, office, and industrial properties.
- Act as the Landlord's representative with tenants and vendors, maintaining positive, professional relationships. Be visible and available to tenants.
- Establish proactive tenant relations and retention programs.
- Participate in employee selection and training.
- Work extended hours and weekends as needed to complete tasks.
- Monitor billing and collection of monthly invoicing to tenants.
- Ensure non-regular billings (quarterly, semi-annual, or annual CAM, taxes, insurance, rent) are invoiced accurately and on time.
- Keep the property owner informed of potential tenant collection issues, lease expirations, and tenant options.
- Understand the client's investment plan and manage the property accordingly.
- Approve all non-budgeted, major, or CAPEX invoices/expenditures following policies and procedures, ensuring labor and lien releases are complete if applicable.
- Prepare and review monthly financial reports, annual budgets, and CAM reconciliations.
- Monitor tenant sales reports and communicate trends affecting tenant success to owners and leasing agents.
- Develop and update annually a CAPEX plan and recommend repairs or replacements.
- Coordinate maintenance requests, monitor vendor performance, and follow up for timely completion.
- Solicit and prepare vendor bids and contracts, set scope of work, and inspect performance.
- Supervise vendors and contractors.
- Conduct site inspections and walk-throughs.
- Inform the property owner of insurance claims.
- Respond to after-hours emergency calls.
- Abstract leases and understand major clauses affecting operations and income.
- Coordinate tenant construction and move-ins.
- Handle onboarding of new properties.
- Interface with legal, accounting, insurance, and tax professionals as needed.
- Prepare and review leases, renewals, amendments, and payment plans.
- Maintain property files and records.
- Serve legal notices to tenants as required.
- Appear in court if necessary.
- Monitor management agreement requirements and attend ownership meetings.
Qualifications
- College degree preferred.
- Real Estate License required.
- Minimum 5 years experience as a Property Manager with a commercial real estate management company. (Residential experience does not qualify.)
- Retail experience is essential.
- CRRP or CSM designation desired.
- Strong communication skills.
- Highly organized and capable of handling multiple tasks simultaneously.
- Excellent leadership skills to mentor and inspire team members.
- Adept at anticipating problems, devising solutions, and implementing plans.
- Ability to work independently with minimal supervision.
- Proficient in MS Word, Excel, Outlook, Adobe, and PowerPoint.
- Valid driver's license and insurance.
- Clean background check.
