Overview:
The Commercial Project Manager is responsible for overseeing the planning, execution, and completion
of commercial construction projects from inception to closeout. This role ensures that projects are
completed on time, within budget, and to the highest quality standards. The Commercial Project Manager
acts as the primary point of contact for clients, stakeholders, and the project team, ensuring effective
communication and collaboration throughout the project lifecycle. By meticulously managing resources,
risks, and project timelines, the Commercial Project Manager contributes significantly to the company's
success by delivering projects that meet or exceed client expectations, fostering repeat business and
referrals.

Core Responsibilities:
• Project Planning: Develop comprehensive project plans, including timelines, budgets, resource
allocations, and preconstruction activities. Ensure that the preconstruction checklist is completed
in full before the project begins, focusing on site setup, permitting, and documentation. Thorough
planning ensures all project activities are aligned with the overall objectives and prepared for
successful execution.
• Client Management: Serve as the primary liaison between the client and the project team.
Manage client expectations, address concerns, and provide regular updates on project progress.
Ensure clear and continuous communication to foster strong client relationships and project
alignment.
• Budget Management: Monitor and manage project budgets, including tracking expenses, job
costing, and implementing cost-control measures. Oversee the management of change orders,
ensuring that any budgetary adjustments are accurately documented and submitted for approval.
Ensure that all project costs remain within the approved budget, reporting any variances to senior
management.
• Risk Management: Identify potential risks to the project and develop mitigation strategies.
Proactively address issues before they impact project timelines or budgets, ensuring that risks
are managed effectively throughout the project lifecycle.
• Team Leadership: Lead and mentor the project team, ensuring that all members understand
their roles and responsibilities. Foster a collaborative and productive team environment,
promoting open communication and efficient workflow.
• Schedule Management: Create the baseline project schedule, ensuring that all milestones are
identified and planned for. Collaborate with the Commercial Superintendent to maintain the
schedule on-site, ensuring that project timelines are adhered to and adjusted as necessary.
• Contract Management: Review and manage contracts with clients, subcontractors, and
suppliers. Ensure compliance with contractual obligations and manage any changes to the
contract scope, working closely with legal and procurement teams as needed.
• Communication: Facilitate clear and consistent communication among all project stakeholders,
including clients, subcontractors, suppliers, and internal teams. Ensure that all parties are
informed of project progress, changes, and key decisions, contributing to overall project cohesion
and success.
• Project Documentation: Maintain accurate and organized project documentation, including
contracts, change orders, and meeting minutes. Ensure that all documentation is up to date,
properly stored, and accessible to the project team for reference and audits.
• Closeout: Manage the project closeout process, ensuring that all punch list items are completed,
final inspections are passed, and all project documentation is finalized and delivered to the client.
Ensure a smooth transition to post-construction phases and client handover.
Coordination:
• Construction Manager: Collaborate to align project objectives with construction capabilities,
ensuring smooth execution on-site.
• Estimator: Work closely to understand project estimates and ensure alignment with project
budgets and bids.
• Commercial Superintendent: Coordinate to ensure that the project's baseline schedule is
implemented effectively and that quality standards are met on-site.
• Project Accountant: Collaborate for accurate budget tracking, invoice approvals, and financial
reporting related to the project.
• Sales Representatives: Interface during the initial project handoff to understand client
expectations and project scope.
• Admin Assistants: Coordinate for effective project documentation
Additional Responsibilities:
• Conduct regular site visits to monitor progress, address any emerging issues, and ensure
adherence to safety standards.
• Participate in business development activities by providing input on project proposals and client
presentations.
• Assist in the resolution of any disputes or issues that arise during the project.
• Provide training and development opportunities for Assistant Project Managers and Project
Engineers
Keys to Success:
• Preconstruction Checklist Completion: Achieve 100% completion of the preconstruction
checklist items prior to project commencement.
• Change Order Management: Ensure that 95% of change orders are identified, documented, and
submitted within 48 hours of discovery.
• Client Relationship Management: Achieve a client feedback score of 4.5/5 or higher on
communication and responsiveness in post-project surveys.
• Communication Effectiveness: Maintain a documented communication plan with weekly
updates to all stakeholders, ensuring that 100% of stakeholders receive timely and accurate
project information.
• Project Invoicing: Ensure that 100% of project invoices are prepared and submitted accurately
within the agreed-upon timeframes, with minimal client disputes or delays in payment.
Qualifications and Skills:
• Bachelor's degree in Construction Management, Civil Engineering, or related field.
• 7+ years of experience in managing commercial construction projects.
• Proficient in project management software, such as Autodesk Construction Cloud and Microsoft
Project.
• Strong leadership and team management skills.
• Excellent communication and client management abilities.
• Strong problem-solving and decision-making skills.
• Knowledge of construction laws, contracts, and safety regulations.
Preferred Experience:
• Experience in large-scale commercial projects.
• OSHA certification
• PMP certification is a plus.
Work Environment:
• Primarily office-based with frequent site visits.
• Requires collaboration with various departments and stakeholders.
• Fast-paced environment with tight deadlines.
