Commercial Construction Project Manager / Estimator

Position Overview

We are seeking a motivated, detail-driven Project Manager / Estimator to support both the project management and estimating functions within our Commercial Construction team. This dual-role position is ideal for someone who thrives in a design-focused, hands-on environment and is looking to grow in a fast-paced and collaborative setting. The role includes exposure to site evaluation, cost estimating, and project planning. Ideal candidates are analytical, organized, and eager to grow their career in a fast-paced, hands-on environment.

Pay Range

$70,000–$80,000/year

Key Responsibilities

Site & Property Assessment

  • Conduct site walkthroughs to evaluate existing conditions, including MEP, structural, and architectural systems
  • Collaborate with architects, engineers, and consultants to understand site constraints and opportunities

Estimating & Budgeting

  • Perform material takeoffs, quantity surveys, and scope summaries from plans and drawings
  • Develop accurate conceptual and detailed cost estimates across multiple design iterations
  • Assist in budgeting for build-out options, factoring in labor, materials, site conditions, and market conditions
  • Solicit and evaluate subcontractor and vendor bids
  • Help prepare bid proposals, scopes of work, and bid packages
  • Maintain historical cost data for future estimating

Project Coordination

  • Support project schedules, budgets, and document management throughout the project lifecycle
  • Track and manage RFIs, submittals, change orders, and closeout documentation
  • Coordinate site activities with subcontractors, vendors, and internal stakeholders
  • Attend and document project meetings, field visits, and progress check-ins

RFP & Bid Package Development

  • Draft detailed RFPs and support the creation of comprehensive bid packages
  • Organize and support pre-bid walkthroughs and manage contractor Q&A during the bid phase
  • Assist in reviewing and comparing submitted bids for accuracy and completeness

Collaboration & Communication

  • Work closely with internal teams across facilities management, leasing, design, and construction to ensure alignment of project goals
  • Maintain clear documentation and version control of all preconstruction deliverables
  • Communicate design and scope visually and verbally to both technical and non-technical stakeholders

Qualifications

  • Bachelor's degree in Construction Management, Architecture, Engineering, Drafting & Design, or a related field preferred
  • 1–3 years of experience in construction estimating, or project coordination (internships count)
  • Proficiency in AutoCAD is preferred but not required; familiarity with Revit, SketchUp, or similar tools a plus
  • Experience with estimating/project management platforms (e.g., Bluebeam, PlanSwift, Procore, Excel)
  • Ability to read and interpret construction drawings and translate them into actionable scopes
  • Strong analytical, organizational, and time management skills
  • Excellent written and verbal communication abilities
