Commercial Construction/Facilities Manager
- Develop and implement facility management policies and procedures to ensure effective operation of all physical assets.
- Manage budgets, including approval of maintenance expenses and capital expenditure projects.
- Ensure compliance with health, safety, and environmental regulations.
- Direct and participate in facility upgrades or modifications, including selecting management contractors and negotiating with vendors.
- Lead, recruit, and train facility management team members supporting facility or real estate projects.
- Conduct regular inspections and evaluate needs for repairs, renovations, roof, structures, additions, space configuration, internal building projects, and global location projects.
- Oversee management of facility-related emergencies, which may require off-hour attention.
- Manage commercial and resident property operations, maintaining curb appeal and value.
- Ensure grounds are well maintained throughout the year.
- Inventory property assets and detail the status of all owned or rented real estate.
- Update the company regularly on the status of real estate activities to ensure properties meet owner expectations.
- Manage property-related vendors for janitorial, security, landscaping, and other services, including supplies and equipment procurement.
- Handle financial aspects of real estate management, including purchasing, vendor payments, project estimates, agreements, and expense management.
Facility Projects
- Oversee all facility and real estate project activities, such as renovations, additions, new structures, repairs, and replacements.
- Manage each project using internal expertise and external contractors.
- Utilize the Maintenix system to track and document project activities.
International Facility and Real Estate Management
- Collaborate with international general managers on facility or real estate needs.
- Track and oversee ongoing facility and real estate projects.
- Ensure acquisition of new properties (buying or leasing) to meet operational needs.
- Proactively manage safety, security, and compliance related to construction and real estate initiatives, including environmental, local, state, and federal regulations.
