Flexible work schedule option of four (4) ten (10) hour work days per week (April - October).* TOOL ALLOWANCE - $800/YEAR* JOB READINESS - $425/YEARSUPERVISION EXERCISED:Not applicableESSENTIAL DUTIES AND RESPONSIBILITIES:This list represents the types of duties required by the position. Other duties may be assigned as reasonably expected.* Performs reactive building maintenance repairs and scheduled preventive maintenance routines.* Maintains a working knowledge and skill level of technology as it relates to building maintenance.* Operates hand and power tools in a safe, efficient, and skillful manner.* Performs duties with a calm and professional attitude.* Assists other building and grounds staff with moving and/or assembling furniture, moving heavy objects, housekeeping, snow and ice removal, and overall grounds care.* Electrical skillso Works with various electrical systems, ranging from 110V single-phase to 240V three-phase.o Replaces light bulbs, ballasts, entire fixtureso Replaces/repairs breakers, plug outlets, and light switches* Plumbing skillso Replaces water supply lines, drains, and pipeso Snakes/unclogs or replaces urinals, water closets, faucets, water heaters, water softeners, and other plumbing systems* Mechanical skillso Diagnoses and repairs HVAC systems, including belt replacement, gas valves, exhaust motors, fans, and thermostats* Carpentry skillso Tears down and replaces drywall, including plaster and paintingo Installs ceramic tileNON-ESSENTIAL/MARGINAL FUNCTIONS:Assume additional responsibilities as required. Keep work area clean daily.* Inspects building and grounds for problems or conditions and takes remedial action if necessary.* Estimates labor and material costs.* Maintains descriptive records of all repairs* Communicates with City staff in user departments and outside vendors in a professional manner.* Submits daily report of work time.* Other duties as assigned.EDUCATION / QUALIFICATIONS:To perform this position successfully, an individual must be able to perform each essential duty in a satisfactory manner. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.* High school diploma or equivalent education required.* Minimum three years of experience in electrical, plumbing, heating/cooling and carpentry.KNOWLEDGE SKILLS AND ABILITIES:* Some specialized training in building maintenance.* Knowledge of safety hazards and precautionary measures, such as proper PPE.* Ability to use a computer tablet (e.g. iPad).* Familiarity with work orders and time tracking procedures.CERTIFICATES, LICENSE, REGISTRATION:Valid Driver's License required.EQUIPMENT:* Must have adequate amount of personally owned tools (see list below), or ability to procure within two (2) months of hire.* Screwdrivers (Philips, Flathead, Hex); Socket Set (Standard & Metric); Cordless Drill with Bits (Philips, Flathead, Hex, & Drill Bits); Wrenches (Vice Grips, Adjust Wrench, Pipe Wrenches); Pliers (Split-Joint, Needle Nose, Channel Lock); Box Cutter; Handheld Flashlight (LED or incandescent); Hammer; >= 25' Measuring Tape; Wire Cutters; Wire Strippers.PHYSICAL DEMANDS:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
