Duration: Permanent / Direct-Hire

Location: Downtown Boston 02111

Shift: Mon-Fri, 8a-5p

Targeted Salary Range: $100,000 - $110,000 (includes full benefit coverage, time off options, paid parking, and 5-10% annual bonus)

Pay is contingent on a number of factors, including but not limited to: education, location, certifications, experience, etc.

Must-Haves:

• 10+ years experience in commercial maintenance environments, ideally 100,000 sqft+
• Background in HVAC, electrical, plumbing, etc.
• Excellent tenant relations, communication, and organizational skills.

Plusses:

Overview / Responsibilities:

• Operate and/or ensure proper performance of HVAC, electrical, plumbing, elevator, security, fire alarms and emergency generator systems, which may include, but is not limited to, inspections, trouble-shooting, maintenance and repairs
• Oversee all contractors and subcontractors working in the building: Ensure specific performance, verify billed time and parts on job and ensure receipt of contractors' reports for warranty backup.
• Maintain records and reports of all contractor-accomplished work. This information should be easily accessible to entire management staff
• Conduct scheduled inspections of buildings, including restrooms and equipment rooms.
• Monitor operations of all HVAC equipment.
• Manage building access systems.
• Maintain a safe and accessible building for tenants and visitors.
• Respond to system outage and operations problems.
• Notify management concerning need for major repairs or additions.
• Assist Portfolio Manager, Property Manager, and/or Portfolio Engineer with tenant construction projects.
• Monitor building warranties.
• Keep all work schedules and records.
• Devise and ensure compliance with appropriate safety rules, policies and procedures.
• Respond to tenant complaints and requests.
