Associates are responsible for analyzing potential investments in seniors housing, outpatient medical facilities, age-restricted multifamily, and build-to-rent. Key responsibilities include underwriting potential acquisition and development opportunities; operator/client credit analysis; review and analysis of business plans, management teams, budgets and financial statements, both at the company-wide and individual property or portfolio level. The Investment Team is at the forefront of the growth of the business and has ownership of working on all new investments from the initial valuation and deal structuring through detailed due diligence and closing.

Investments and Financing:

• Lead and perform underwriting potential acquisition and development opportunities including comprehensive property/portfolio-level financial analysis and return metrics
• Participate in transaction negotiations, contributing ideas and observations
• Participate during due diligence in all stages and components (financial, physical, legal and regulatory, tax etc.); identify relevant findings and escalate in a prompt manner
• Participate in executing property/portfolio level financing strategies on acquisitions and/or re-financing post-closing
• Collaborate with other team members to optimize and refine pro forma models and templates

Transaction Management:

• Manage workstreams and coordinating among internal and external stakeholder throughout transaction and closing processes
• Lead in drafting Investment Committee memos; field questions on IC meetings as needed
• Participate in legal documentation and provide analytical support as needed
• Participate in strategic discussions on the corporate level and provide analytical support as needed

Asset and Portfolio Management:

• Manage the monthly, quarterly, and annual asset management processes for assigned portfolios with minimal oversight
• Perform robust analysis on operating performance, derive and execute strategic plans
• Establishes relationships with peers at assigned operators/investments. Utilizes those relationships to effectively deliver on asset management requirements.
• Discern and escalate certain tactical and all key relationship issues on a timely manner

Other duties may be assigned.

Travel: Some out-of-area and overnight travel may be expected.

Minimum Requirements:

• Experience: A minimum of 2 years relevant work experience in commercial real estate or healthcare investing, lending, investment banking, or investment sales.
• Education: Bachelor's degree in related field required. MBA or Master's in Real Estate or Finance preferred.

Employment is contingent upon the successful completion of a background check, drug screening, and verification of employment, education, and other credentials relevant to the position.

Compensation: Salaries may vary by location. The range for this role in New York is $125,000 - $165,000 plus bonus. Final compensation determinations are made based on a variety of factors, including, but not limited to, the candidate's individual experience, education, and skill level; business strategic priorities; primary office location; scope and anticipated strategic impact of the role.
