Assistant Property Manager – Compliance Focus

$75,000–$85,000+ (flexible for exceptional candidates)

A well-established, family-owned property management company is seeking a detail-oriented and highly organized Assistant Property Manager (APM) with strong experience in building and regulatory compliance. This is an exciting opportunity to work across a diverse residential portfolio spanning Manhattan, Brooklyn, and Queens, supporting both fair market and affordable housing properties.

Key Responsibilities:

  • Coordinate and oversee all move-ins and move-outs:
  • Collect and track COIs, damage deposits, and lead testing reports
  • Manage turnover logistics, apartment punch lists, and key/cylinder changes
  • Monitor vacant unit work and ensure apartment readiness for new residents
  • Support Leasing and Maintenance Teams by:
  • Overseeing in-unit repairs/upgrades and managing chargebacks
  • Addressing resident issues, including noise, smoking, pet infractions, etc.
  • Coordinating Alteration Agreements and building rule enforcement
  • Maintain strong working relationships with building staff, supers, and vendors

Compliance & Regulatory Management

  • Maintain and update compliance calendars and violation logs
  • Ensure timely remediation of all city/state violations (DOB, HPD, etc.)
  • Monitor and enforce compliance with:
  • Local Laws: LL88, LL97, LL152, LL157, LL162
  • Building-wide safety, energy, and mechanical system reporting
  • Prepare and submit annual reports such as:
  • Property Registration (MDR) to HPD (due September 1)
  • Annual Bedbug Reports (due December)
  • Attend court proceedings, evictions, and interact with city agencies as needed
  • Stay current on industry regulations via webinars and training
  • Maintain spreadsheets, track expiring contracts, and organize digital/physical files
  • Assist with mailing rent bills and responding to resident inquiries
  • Participate in weekend coverage rotation for email and phone support
  • Be a flexible, hands-on team player—willing to wear multiple hats in a small, tight-knit office environment

Qualifications

  • 2–4+ years of property management experience, preferably with third-party/private sector firms
  • Strong understanding of regulatory compliance and building operations
  • Familiarity with NYC housing laws and building codes (especially LL88, LL97, LL152, etc.)
  • Excellent organizational skills with the ability to manage multiple priorities
  • Proficient in Microsoft Excel and Google Workspace
  • Strong written and verbal communication skills
  • Comfortable being both in the office and in the field; a car is a plus, but not required
  • Experience working with both market-rate and affordable housing is highly preferred
  • Must be comfortable working in a family-run, fast-paced environment
