Sound Communities, Inc. is the development arm of the Norwalk Housing Authority. The mission and purpose of Sound Communities is to create and preserve affordable housing. Sound Communities is currently building a new, affordable, multifamily rental housing community in Norwalk. It also has plans to expand the number of properties under its management over the next 5-10 years.
The Assistant Property Manager of Sound Communities will play an integral role in marketing and leasing up available units, tenant income certifications, compliance reporting, vendor contracts, and other management duties. The position is a supportive role to the head Property Manager.
The ideal candidate for the Assistant Property Manager position will have experience in real estate or property management. The Assistant Property Manager must be able to communicate respectfully with people from different backgrounds, create and maintain organizational systems, pay close attention to details, and manage multiple tasks. The Assistant Property Manager must also be trained in Low Income Housing Tax Credit (LIHTC) compliance, which involves completing a two-week online course and passing a certification exam within the first 60 days of employment.
Responsibilities:
Follow direction from and assist the lead Property Manager at the developmentComplete accurate income certifications for prospective and current tenants, per LIHTC GuidelinesShow and lease apartments and handle telephone inquiriesSupport advertising and marketing activities for the propertyCommunicate with residents through newsletters, community activities, and tenant meetingsProvide excellent customer service to tenants and resolve tenant complaints and requestsLiaise with Section 8 staff at Norwalk Housing AuthorityMaintain orderly and up-to-date tenant filesAdhere to Fair Housing Marketing requirements and all policies relevant to the propertyProcure and help manage vendors and contractors per policyProcess invoices and maintain accurate records for bookkeeping and auditsInspect the property daily and communicate with maintenance staff regularlyCoordinate with partner agencies that provide services to tenants, including the Norwalk Housing Authority Learning Center staffOther responsibilities related to Sound Communities, as neededMinimum Requirements:
2-5 years' work experience in managing multifamily properties, or related fieldStrong attention to detail and excellent organizational skillsGood at building relationships and providing excellent customer serviceEnjoys working in a dynamic, team environment and being around peopleExperience in managing budgetsProficient at Microsoft Word, Excel, PowerPoint, and OutlookUnderstanding of Low-Income Housing Tax Credit (LIHTC) program and compliance, a plusFluent in Spanish or Haitian Creole, a plus#J-18808-Ljbffr
