PRIMARY PURPOSE:QUALIFICATIONS:Education/Certification Bachelor's Degree in Facilities Management or closely related field from an accredited college or university recognized by the US Department of Education Degree may be substituted for an equivalent combination of applicable education, training, and experience as approved by HR Valid Texas Driver's License and good driving record to travel to sites in the Dayton ISD area Special Knowledge/Skills Knowledge of modern building and ground maintenance operations and practices Knowledge of the latest technology in building cleaning and grounds maintenance. Technical knowledge of Integrated Pest Management in school facilities. Technical knowledge in regards to the installation and specifications of floor coverings. Technical knowledge in regards to the specifications of paint and painted surfaces. Skill in managing staff, team building, operations, and projects Skill in problem solving and project planning management on a large scale Skill in accurately managing budgets and other financially related facility matters Ability to comprehend complex systems and technical information and explain effectively to a wide variety of stakeholders Ability to perform duties with attention to detail, speed, accuracy, follow-through, courtesy, cooperativeness and work with minimum supervision. Ability to set priorities and manage multiple complex tasks and projects simultaneously and independently to meet deadlines Ability to maintain effective working relationships with District staff, parents, students, and elected officials Experience Five years supervisory experience with facilities maintenance overseeing custodial and grounds management on a large scale preferably in school and/or higher education system. Background in training and being able to assist in the development and conduct of training classes/sessions Bilingual in Spanish preferred MAJOR RESONSIBILITIES AND DUTIES: Facilities Maintenance and Repair 1. Work with staff to plan, evaluate and modify the district facilities maintenance goals on a routine schedule using current data, research and best practices to ensure that all facilities are clean and safe, secure, and promotes a positive learning environment. 2. Create and sustain a shared district and departmental vision that supports learning through service. 3. Plan, organize, and direct custodial services (cleaning of schools, support buildings, and other facilities). 4. Analyze District custodial related building service's needs, staffing, schedules, and assigned personnel. 5. Develop, evaluate, and prepare performance standards and procedures for custodial and ground services and monitor programs for effectiveness and compliance. 6. Work to create and improve sustainability (green) programs with students, staff and community. 7. Direct and manage the landscaping care and ground maintenance of lawns, walks, trees, shrubs, etc. 8. Prepare plans, specifications, organize the bidding process and supervise new flooring installations in existing and newly constructed buildings. 9. Prepare plans, specifications, organize the bidding process and supervise painting of all facilities. 10. Direct and manage the services provided by grounds and waste hauling contractors. 11. Communicate with all principals and Directors regarding the status of all services provided. 12. Direct the requisition, distribution, and control of grounds and custodial supplies and equipment. 13. Evaluate and make recommendations to the construction department regarding the location, design of custodial supply storage and custodial offices in new buildings. 14. Evaluate and make recommendations to the construction department regarding all finishes (paint, flooring etc.) in new buildings. 15. Evaluate and make recommendations to the construction department regarding all plant material, lawn irrigation systems, play surfaces etc. for all new buildings. 16. Develop and maintain procedures for cleaning of buildings and grounds maintenance. 17. Promote and train all employees on safe working practices. 18. Encourage all employees to be aware of and report any unsafe conditions to their supervisor. 19. Promote the see something say something policy with all employees. 20. Ensure that all employees are trained in the safe operation of custodial and grounds equipment. 21. Supervise pest control operators. 22. Ensure that all laws and regulations are adhered to in the application of pest control chemicals. 23. Ensure that all pest control application documentation as required by State and Federal law is up to date. 24. Ensure that all Grounds employees are trained in the safe operation and maintenance of all grounds equipment and vehicles. 25. Ensure that all play structures are inspected regularly for any safety issues. 26. Ensure that all play structures are maintained. 27. Utilize technology to enhance management. Policy, Reports, and Law 28. Implement and comply with all Federal and State law and regulations and Board policies. 29. Compile, maintain, file, and present all physical and computerized reports, records, and other documents, required in assigned area of responsibility. 30. Insure that all purchasing and procurement policies are adhered. 31. Insure that all Integrated Pest Management laws and regulations are followed. 32. Insure that all Integrated Pest Management reports are completed and submitted to the Texas Department of Agriculture as needed. Budget 33. Operate departments within limits of available budgeted resources. 34. Identify and communicate budget and facility needs in a timely manner. 35. Compile budgets and cost estimates based on documented program needs. School/Organization Climate 36. Participates as a member of the District Emergency Response Team and participates in development of the district's disaster plan to be prepared to take an active role in responding to emergencies as needed. 46. Attend professional growth activities to keep abreast of innovations in the related industry. 47. Perform other duties as assigned by the immediate supervisor. 48. Attendance is an essential job function. SUPERVISORY RESPONSIBILITIES: Supervises and evaluates performance of support staff assigned to the Assistant Maintenance Director. EQUIPMENT USED: Ability to operate a lift safely. Power tools (drill, multi-meter, etc.). hand tools, concrete mixer, mower, weed trimmer, blower, edger, and garden tools. WORKING CONDITIONS: The job may require after hours, late night, early morning, weekend, and holiday work sessions to audit facilities for efficient operation. Be available 24 hours per day 7 days per week for emergency
