Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

Position Overview: Reporting to the Assistant Vice President, Facilities Operations, the Assistant Director, Facilities Operations, assists with providing facilities support for the transitional and permanent housing portfolios. The Assistant Director supports building staff and external vendors and oversees Fire Safety Compliance, DOB inspections, Employee Safety Committee, and Cooling Tower Compliance.

This position is based in our Midtown Manhattan office but requires extensive time in the field.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Provide logistical and facilities support across Breaking Ground's portfolio, including central and satellite offices.
  • Assist with onsite training of Maintenance Supervisors and other maintenance staff.
  • Ensure compliance of building portfolio with city, state, and federal codes, and oversee violation work completion.
  • Coordinate repair projects with third-party vendors, including planning, oversight, inspection, and invoice review.
  • Participate in Property Management and Asset Management meetings.
  • Assist in new building handover processes, including punch listing, systems training, warranty management, CCTV, access control, and key management.
  • Conduct building and unit inspections to ensure compliance with protocols and standards.
  • Collaborate with Capital Planning and Construction teams to support Property Management and Programs.
  • Respond to after-hours emergencies as needed.
  • Perform other duties as assigned.
  • MINIMUM QUALIFICATIONS:

  • High School diploma or equivalent.
  • At least 5 years of relevant experience in residential buildings; experience with low-income and special needs populations is preferred.
  • Must have or be willing to obtain OSHA Certification and FDNY Fire Life Safety Certifications (S12, S13, S95).
  • Knowledge of building systems including heating, cooling, telephones, cameras, and DOB website.
  • Detail-oriented, organized, flexible, creative, and proactive in work approach.
  • Strong writing and analytical skills.
  • Effective interaction with all staff levels and management.
  • Proficiency with Microsoft Office Suite and familiarity with Maintenance Connection and SiteCompli is preferred.
  • Valid driver's license with a good driving record is required.
