We are currently searching for a Full Time Assistant Community Manager to work at the Villas at Union Trace located in Gastonia, NC.Essential Duties and Responsibilities:Assist in directing and supervision of maintenance, janitorial, and housekeeping staffAssist manager in inspecting the physical and interior and exteriorMake recommendations to the Community Manager for necessary improvementsHelp create and maintain at all times a company direction designed to develop and loyalty, team spirit and unity of all personnelAssist manager in supervision of any leasing personnelMaintain a current knowledge o9f area competition and market surveysMake periodic reports to manager after making visits to surrounding competition propertiesComplete or supervise completion and accuracy of weekly activity reportsComplete or supervise completion and accuracy of all rental applications and recording of all rental and leasing informationAssist manager in training of any onsite leasing personnel Assist manager in the reporting, assigning, and recording of all resident requestsAssisting manager in the implementation of resident renewal and retention programsAssist manager in handling resident requests and in communicating with the residentsResponsible for the collection, receipting, and recording of all rentsCollection of all delinquent rentsCompletion and accuracy of all month ending reports on income and lease analysisDaily recording and reporting of all bank depositsCollection of all NSF paymentsLegal filing for delinquent accounts and follow through until eviction is complete under managers directionOther duties as assignedEducation and Work Experience Requirements:High School diploma or equivalent, some college preferred 1-2 years of property management experience or equivalent business experience preferred1-3 years of experience in leasing, sales, hospitality or customer serviceSpecific Job Knowledge, Skill and Ability:Individual will require the ability to interact with other employees as well as residents and demonstrate good communication skillsMust be able to take directions and corrections from supervisors and demonstrate the ability to improve from such instancesMust demonstrate above average accounting and budgeting skills Have the ability to ascertain current market status and develop an interest in developing new marketing and leasing strategiesBe able to assume manager responsibilities in absence of manager and must have a working knowledge of all manager duties and responsibilitiesMaintain a professional appearance with the flexibility to work on the property with other employees, residents and prospective residentsMust be able to multi taskBenefits:MedicalDentalVision401(k) plan with employer matchShort term disabilityLong term disabilityLife/AD&DPaid Time Off11 paid holidaysEmployee Assistance ProgramCareer advancement opportunitiesTraining and DevelopmentEOE Minorities/Female/Disabled/VeteransBackground Screening and Drug Test Required.
