LIV Development is actively searching for an experienced Asset Manager to oversee its portfolio of multifamily properties. The candidate will be responsible for maximizing the value and performance of the portfolio through effective management, financial analysis, and strategic planning. The role is responsible for working with LIV's Asset Management team and our third-party property management partner to ensure the portfolio meets or exceeds investment goals. The role will be based in our Birmingham, Alabama office and reports directly to the Managing Director of Asset Management.

Key Responsibilities

  • Prepare & execute leasing plans for new multifamily developments and acquisitions
  • Work as liaison between LIV corporate and its third-party management company to ensure effective and efficient management of properties
  • Interview property manager candidates and select high performing staff that represent the Livano brand
  • Set rental rates and concessions to maximize property value through daily management of assets
  • Assist in creating property budgets, reviewing monthly income statements, and identify opportunities to improve property financial performance
  • Work with LIV Operations and Construction teams to ensure a smooth transition from construction to operations
  • Perform market research and understand market competition and use data to achieve property goals
  • Participate in weekly property operations calls and regular calls with equity partners
  • Work with LIV's Marketing teams to strategize and implement marketing plans to meet leasing goals
  • Implement LIV's training initiatives of the Livano brand
  • Prepare and manage reports as required by LIV and equity partners

Skills/Qualifications

  • 3+ years' experience in multifamily asset management
  • Strong financial acumen with experience setting rental rates, creating and tracking budgets, and maximizing property value
  • Self-starter with ability to work independently and set priorities
  • Leadership skills with a track record of team collaboration
  • Proficiency in Microsoft Excel and real estate software such as Entrata

Due to the highly collaborative nature of our work, this position is an in-office based position in our Birmingham, AL headquarters. This role will require frequent travel.
