POSITION TITLE: Asset Manager

REPORTS TO: Director of Asset Management

SUPERVISES: Assigned Financial Analyst, Junior Asset Manager

PERSPETIVE

The Asset Management department is responsible for implementing business plans and programs for properties, focusing on increasing property value while considering the needs of clients, owners, and lenders. The role combines oversight of operations, sales, leasing, and financial planning to maximize and protect the assets of the organization.

This position requires high responsibility, creativity, problem-solving skills, technical aptitude, diplomacy, and accountability.

The Asset Manager oversees American House's interests in a diverse portfolio of seniors housing, including independent living, assisted living, and memory care. The goal is to create value and maintain communication with stakeholders, requiring a high level of responsibility and executive interaction.

JOB DESCRIPTION

The responsibilities include:

  • Assisting in due diligence and transfer of new assets from acquisition to asset management.
  • Supporting the administration of Operating Agreements to ensure compliance.
  • Reviewing property management agreements, leases, and other related agreements.
  • Reviewing loan documents and coordinating compliance, as well as supporting lender communications and negotiations.
  • Monitoring leasing, sales, and marketing strategies.
  • Monitoring asset performance and market competitiveness.
  • Reviewing and approving annual operating budgets and marketing plans.
  • Monitoring monthly financial results and cash flow.
  • Approving capital expenditure budgets and long-term plans.
  • Preparing annual asset management business plans including budgets, analyses, and strategic plans.
  • Providing quarterly performance reports and valuation guidance.
  • Coordinating outside appraisals and monitoring property tax assessments.
  • Supporting disposition and re-capitalization efforts.
  • Inputting investment returns and analyzing partnership promotes.
  • OTHER

    • Travel may be required.
    • Participation in special projects as needed.

    QUALIFICATIONS

  • BA or BS in Management, Business, Finance, Real Estate, or related field.
  • At least three years of experience in real estate or senior housing.
  • Proficiency in Microsoft Office, especially Excel; ARGUS is a plus.
  • Knowledge of development, acquisition, construction, and management issues.
  • Familiarity with accounting, budgeting, business planning, partner relations, insurance, taxes, partnership agreements, debt, and management agreements.
  • Ability to troubleshoot, seek solutions, and manage multiple projects.
  • Ability to prepare financial analyses and cash flow projections.
  • Strong communication and presentation skills for lenders and investors.
