Your Role
As our Director of Compliance, you'll:
- Lead and maintain LIHTC compliance across the portfolio: tenant eligibility, income & asset verification, file audits.
- Manage onsite audits and inspections across properties to confirm compliance with Section 42 requirements (e.g., initial certifications, recertifications, Waitlist files).
- Interface with government partners—IRS, State Housing Agencies, Housing Authorities—to support audits and ensure regulatory compliance.
- Monitor program and policy changes—federal, state, IRS—and update internal procedures.
- Develop and implement robust compliance procedures, tools, and staff training programs.
- Lead investigations, prepare 8823s or deficiency responses, and escalate issues as needed.
- Provide supervision and coaching to compliance staff or specialists.
- Travel to properties regularly (approx. 50%) to conduct audits and inspections.
- Prepare compliance reports—including quarterly and annual audits—for internal leadership and external agencies.
What We're Looking For
Education & Experience:
- Bachelor's degree in Business, Public Administration, Urban Planning, or related field.
- 5+ years of LIHTC / Section 42 compliance experience.
- Demonstrated history of conducting file audits, supporting 8823s, and managing compliance across multiple properties.
- Compliance leadership experience—managing staff, training, and advising on regulatory issues.
Licenses & Certifications:
- Certified Tax Credit Specialist (CTS), Housing Credit Certified Professional (HCCP), Spectrum C3P or equivalent—to be obtained within 6 months.
- Valid driver's license and ability to travel regularly (non-exempt use of personal vehicle).
Skills & Attributes:
- In-depth knowledge of IRS Section 42 regulations, HUD rules, and fair housing standards.
- Excellent attention to detail and strong analytical judgment.
- Exceptional verbal and written communication; ability to interact with diverse stakeholders.
- Strong organizational, training, and people-management skills.
- Tech-savvy—comfortable with compliance software (Onesite) and Microsoft Office.
