JOB TITLE: MAINTENANCE AND FACILITIES MANAGER
LOCATION: BAUMANN SPRINGS USA
GENERAL DESCRIPTION: Maintenance and Facilities Manager will oversee all maintenance aspects of production equipment, facilities and utilities including capital projects and expansions. Co-develop and implement the maintenance strategy and direct their team to maintenance excellence. Work with their team to support project management and product development. Inspire and motivate their staff to achieve new levels and mentor them as they develop new skills and abilities. Strives to improve efficiency and sustainability of processes and product designs, and to reduce waste. Passionate about technology and will report on technical topics to a wide audience. Work autonomously and responsibly by observing all environmental, health and safety (EHS) regulations. Ensure the equipment and building infrastructure is in the best possible condition for a safe, reliable, and efficient operation.
AUTHORITY:
Stop any production related activity whose quality or safety is at risk.
Request parts needed for equipment maintenance.
Change maintenance plans as business requires.
Request service for repair of production related equipment
Request for need overtime; or other special personnel changes (i.e., shift change)
Proposal for compensation review and/or matters of disciplinary action
Employee performance reviews (goal setting/mid-year/end-of year)
JOB RESPONSIBILITIES (Include but are not limited to):
Plan and execute building maintenance and operational programs
Manage, handle, and supervise maintenance personnel
Management and organization of maintenance staff regarding general company policies, procedures, and practices (on-time, proper dress, interaction, safety, etc.),
Manage and handle all vendor contracts, including vendors for various maintenance items, activities, and tasks.
Ensure the efficiency and operational capacity of building systems
Prepare operation reports, maintenance budgets, and provide analysis of reports to higher-ups
Manage/Coordinate Capital projects including but not limited to facilities, equipment, plant expansions, utilities, etc.
Coordinate with other department heads to make sure all maintenance processes are on track
Develop relationships with building contractors and third- party workers to ensure smooth operations
Develop various facilities/equipment maintenance schedules while managing/resolving maintenance issues.
Manage security systems for the facilities. Ensure maintenance services are provided.
Proposal of metrics and subsequent monitoring of the agree upon targets
Preparation and presentation of projects plans with priorities (i.e., status, actions, etc.)
Provide process-specific information and support to Production Manager for development and achievement of annual Business Plan and Budgeting
Optimize resources through analysis and reporting (equipment and personnel)
Create and provide a safe environment and operation of equipment and processes
Sense of urgency on critical customer equipment repairs
Analyzes malfunctions on a variety of equipment; installs, maintains, repairs or modifies such systems.
Responsible for contacting necessary personnel to obtain information pertaining to difficulties being encountered in the operation of industrial equipment
Analyzes the reported malfunction to determine whether the difficulty is originating in the control systems or is of a mechanical nature by referencing schematics, wire diagrams, manuals, etc. in order to determine most likely cause of malfunction
Analyzes malfunctions; plans and directs the modification, repairing and maintenance of automatic control instruments and related devices used in the operation of industrial manufacturing equipment, AC units and heating systems.
Frequently interacts with internal and external customers, normally involving matters between functional areas, or customers as it relates to maintenance, mechanical or electrical issues.
Provide technical guidance for all aspects related to equipment, facilities, utilities and investments.
Assists with various projects as assigned
KNOWLEDGE, SKILLS and ABILITIES:
4 Year Degree in Mechanical Engineering is
10-12 years proven work experience as a manufacturing engineer or as an industrial manufacturing professional
10 years in a technical field in electronics/electro-mechanical related field is desired
5 years proven experience managing staff and assigning tasks to maintenance technician personnel
Excellent leadership, interpersonal and organizational skills
Ability to communicate effectively with all levels of the organization
Proficient in MS Office and ERP application (SAP)
Motivator, strong messenger of the company's policies and values
Preferably, background working in the mechanical field.
Excellent process and application knowledge, interpersonal and organizational skills.
Preferably, knowledge of production requirements within the medical device industry
Excellent English skills (spoken and written)
Exceptional and open communication skills with the ability to work in a global team environment as well as independently.
Good verbal and written communication skills are required
Knowledge and experience working with single phase and 3 phase power systems (11ovac/480ovac).
Exposure to statistical techniques for monitoring machine uptime/downtime trends
Awareness of basic continual improvement philosophies such as Six Sigma, Lean manufacturing, and similar programs.
Experience in PM's (preventative maintenance) and out-of-specification reporting required.
Troubleshoot/repair of digital controllers and electromechanical production equipment required.
Ability to work independently and troubleshoot issues to determine appropriate course of action.
Must have flexibility to work any shift, and/ or weekends based on business needs
Writing technical reports are a job expectation.
Ability and willing to support between sites as needed
