Job DetailsJob LocationWenatchee, WAPosition TypeFull TimeSalary Range$28.00 - $31.00 HourlyJob CategoryMaintenanceDescriptionPosition Summary:As a Regional Maintenance Supervisor, you are responsible for providing high quality maintenance to all assets within the region. This role must exhibit a high level of maintenance knowledge with the skill set to lead a service team. This associate must be willing to travel within their specified region. A successful Regional Maintenance Supervisor is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.Primary Responsibilities:Prepare and supervise apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairsPerform and assign service requests for residents daily and timelyPerform and oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etcPerform and oversee detailed work with carpentry, drywall repairs and interior/exterior painting, etcClean and supervise pools as needed, monitor chemical balance, maintain logs as required by city ordinances, when applicablePerform pre-move out inspections with Community Director, timelySchedule timely completion of make-readies and service requests with maintenance staff and vendorsEnsure daily grounds maintenance of the property is addressed including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkwaysManage and complete property improvements and preventive maintenance scheduled tasks, promptlyMaintain accurate documentation of all replacements and on-site purchases, including product warranty informationPrioritize service responsibility for all maintenance and housekeeping associates daily and complete duties as neededManage vendor relationships for best pricing, quality and serviceReorder inventory supplies as necessary within the property's budget parametersMust take part in the on-call rotation, as scheduled/neededMust use personal vehicle to respond to service requests and pick up supplies as neededEnsure market ready apartments, common areas and amenities are clean and maintained daily to Weidner's quality standardsAssist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive informationAccompany vendors to vacant and/or occupied units, as neededMonitor supplies and maintain equipmentEnsure maintenance shop/custodial area is clean, organized, and professionally presentable at all timesFollow all company key logging and storing proceduresRegular and effective communication with Community Director and Regional Maintenance DirectorPromote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illnessInspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediatelyQualificationsTop performer in onsite maintenance operations. Must have a proven track record of both technical and team performance with Weidner for a minimum of 1 yearStrong mechanical aptitude requiredAble to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a timeAble to use appliance dolly, push/pull up to 200 poundsAble to work outdoors in all weather conditionsAble to be on feet constantly for entire work shift, if applicableKnowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systemsHVAC, CPO, EPA certification desiredIndustry designations, CAMT desiredComplete tasks in a safe and efficient mannerAbility to work in a fast-paced environment with strong motivation to learn & contribute on a daily basisAble to give professional directions clearly in person, over the phone, email, and textExperienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)Yardi and Paycom experience preferred; Willing and able to learn new software programsFollow Weidner's Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal lawsPrompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all timesWork effectively and cooperatively in a team environment and/or independentlyAbility to work outside of normal scheduled hours as neededWilling and able to be assigned to other Weidner properties as neededWorking knowledge of English; detail oriented, well organizedMust agree to a criminal background check and sign an agreement for voluntary drug testingMust have access to personal vehicle and/or reliable transportation, at all timesDriver'slicense,vehicleandvehicleinsurancemustbevalidandunexpiredatalltimesandmatchthecountryinwhichassociatewillworkValid and current Passport, ability to travel to US or Canada
