Responsibilities

  • Responsible for maintenance and preventative efforts for an assigned community, including HVAC, electrical, plumbing, carpentry, painting, appliances, and amenities. Manage outside vendors and contractors as needed.
  • Ensure all efforts meet company operational and safety standards, as well as applicable laws and regulations.
  • Supervise all maintenance activities.
  • Manage maintenance needs to maintain the physical condition of the community and contribute to business goals.
  • Handle customer service requests via work order system, prioritizing and delegating to staff, and ensuring resolution.
  • Oversee apartment turnovers and preventative maintenance to maximize community value. Assess damages and charges for departing residents.
  • Purchase parts, chemicals, and supplies according to company policies.
  • Regularly inspect grounds, buildings, and rooms for full functionality.
  • Ensure compliance with federal, state, and local laws.
  • May operate a company vehicle if required.
  • Perform other duties as assigned.

Qualifications

  • High school diploma or GED.
  • At least 2 years of experience in multi-family property management or building maintenance.
  • Basic arithmetic skills for measurements and calculations.
  • Ability to use independent judgment to meet community expectations.
  • Basic computer skills, including Microsoft Office, and ability to operate standard office equipment.
  • Proficiency with maintenance tools and equipment, and ability to train others in their safe use.
  • Ability to frequently lift up to 60 pounds and work in confined spaces or at heights over 8-9 feet.
  • Knowledge of Lock Out/Tag Out procedures and Safety Data Sheets.
  • Valid drivers license; driving responsibilities may be involved.
