Overview

West Side Federation for Senior and Supportive Housing, Inc. (WSFSSH) operates the Claremont, a model housing program located in the Claremont neighborhood of the Bronx with 90 supportive housing units for persons 50 and older and 24 units of affordable family housing. The Claremont is part of WSFSSH, which owns and operates nearly 2,400 units in 29 buildings in Manhattan and the Bronx.

Job Description

Under the supervision of the Managing Director of Congregate Care, the Claremont Director provides leadership and is responsible for establishing and maintaining a supportive housing community. The Director works closely with the Claremont Clinical Coordinator/Director to ensure staff support and needs are met. The Director is responsible for the smooth and safe operation of the building; staff supervision; operating the property within the budget; facility maintenance; compliance; resident relations; and coordination with the social service team to keep residents stably housed.

Responsibilities
  • Supervision
    • Supervise maintenance, administrative and front desk staff (24/7).
    • Collaborate with the Clinical Coordinator/Director who provides direct clinical supervision to social services and other program staff.
    • Work with HR and the Clinical Coordinator/Director to recruit and hire staff.
    • Establish and maintain an ongoing interdisciplinary team.
    • Develop, facilitate, and monitor staff training.
  • Services to Residents
    • Ensure consistent quality of services to residents, including food service, 24/7 front desk coverage, and building maintenance.
    • In collaboration with the Clinical Coordinator/Director, handle outreach, admission, and discharge of residents.
    • Be available to respond to grievances.
    • Collaborate with social services and the interdisciplinary team to resolve issues and address training needs.
    • Provide crisis intervention as needed and share 24/7 on-call responsibilities with the team.
    • Protect residents' rights at all times.
  • Property Management
    • Equipment and supplies: supervise ordering, repairs, and maintenance in consultation with the Director of Facilities and the Claremont Superintendent.
    • Building and grounds: maintain a safe, compliant, and well-maintained environment; ensure licenses and certifications are current; conduct annual inspections and oversee routine repairs; maintain records and monitor service performance of equipment.
  • Budget
    • Provide input to the CFO and Deputy Director to establish annual operating budgets.
    • Operate buildings within prescribed budgets.
    • Collect and deposit monthly rent; oversee petty cash.
    • Maintain occupancy and financial information in the RealPage system (move-ins/outs, rent changes, subsidies, payments).
  • Social Service Team Model
    • Act as a liaison with the Social Services Department; make referrals as appropriate; collaborate on lease-ups and address grievances in consultation with Social Services.
    • With input from the Social Services team, initiate and oversee collection actions and holdover proceedings as necessary.
    • Share information about progress, needs, and problems with other staff in accordance with WSFSSH Confidentiality Policy.
  • Compliance
    • Ensure compliance with WSFSSH standards and all contracted agencies (e.g., NYC DHS, NYC DOHMH, NYC Department of Buildings, NYC Fire Department, NYC Housing and Preservation Department, LIHTC, NYCHA/Section 8).
    • Coordinate with community groups and providers; submit required reports in a complete and timely manner.
    • Ensure fire safety regulations, including drills and inspection of equipment.
    • Oversee lease-up of vacant units in compliance with fair housing marketing, tenant screening, lotteries, and referral programs including DHS.
  • Other
    • Collaborate with staff to maintain a high level of care and respectful communication with residents.
    • Review and revise policies and procedures; implement emergency procedures as needed.
    • Coordinate planning and evaluation of The Claremont goals and programs.
    • Attend training sessions and conferences; assist with other duties as directed.
Qualifications
  • At least 4 years of experience in residential settings (preferably supportive housing), property management, or related activity including LIHTC and Section 8.
  • Strong experience working with people who have histories of homelessness, mental illness, addiction, or other chronic conditions.
  • At least 2 years of supervisory experience.
  • Strong leadership skills with a proven track record for positive change; team-oriented; good written and verbal communication.
  • Proficiency in computer skills, including Excel, Word, and databases.
  • Preferred: at least 2 years of experience in a residential setting; bilingual in English and Spanish.
  • Able to work in a multicultural and diverse environment.
  • Minimum age 21.
