Construction Manager Design/Builder General Contractor
Position: Project Manager - Commercial Construction
Work Location: Office in Milford, NH, projects at multiple locations in NH.
Qualifications:
- 7-10 years experience as a Project Manager in the Construction Industry.
- Project Size experience (must have managed projects in the range of $1M to $8M as a minimum).
- Is well-versed in using Microsoft Office Suite and can easily learn and use other software programs. Turnstone Corporation uses ProCore for Project Management System, Planswift for takeoffs, Microsoft Project for scheduling, Bluebeam and PDF editor for submittals, as well as web-based time keeping app on your phone.
- Needs to be an independent worker, a self-starter and will be an active participant in their own learning and professional development.
- Must be organized and have the ability to multi-task.
Project Manager Duties/Responsibilities:
- Report to the Vice President of Operations.
- Manage several projects at the same time.
- Work with the project design team and client from the beginning of the project to completion.
- Thoroughly review subcontractor proposals and prepare scope comparison sheets for owner review.
- Review scope with subcontractors and award project/buyout.
- Attend and conduct construction projects meetings as well as taking meeting minutes.
- Produce and distribute project logs (submittals, request for information, etc.) to the team.
- Generate and regularly update project construction schedules and work with the Superintendent on 3-week look ahead schedules.
- Review subcontractor additional costs and generate change order proposal for design team and client review and approval.
- Engage in communications with the subcontractors to establish project process of submittals, request for information as well as other project specific documents.
- Download, organize and maintain job specific documents within the project database (Procore).
- Keep up-to-date records of all changes to the project documents.
- Work with Turnstone's Accounting Department on reviewing project invoices, requisitions and subcontracts.
- Work closely with the Project Superintendent as well as the Assistant Project Managers.
- Attend pre-bid project walk-thru with the Estimating Department as needed.
- Oversee Assistant Project Manager's project specific tasks, documentation, as well as making sure project close-out is complete in a timely manner.
Education
- Associates Degree or Higher in Construction Management/Architecture/Engineering Field.
