Overview
The Commercial Project Manager (CPM) is the driving force behind our commercial construction projects, guiding them from concept through completion. In this role, you'll lead planning, execution, and closeout—making sure projects are delivered on time, within budget, and at the highest standard of quality.
As the primary point of contact for clients and stakeholders, you'll keep communication clear, expectations aligned, and relationships strong. Internally, you'll manage project teams, budgets, and risks with precision, ensuring resources are well-coordinated and progress stays on track.

Core Responsibilities
Project Planning: Develop comprehensive project plans, budgets, and resource allocations. Complete the preconstruction checklist in full, ensuring site setup, permitting, and documentation are ready before work begins.
Client Management: Act as the main point of contact for clients, providing updates, addressing concerns, and ensuring expectations are met.
Budget Management: Monitor budgets closely, track job costs, and implement cost-control measures. Oversee change orders and ensure accurate documentation and approval.
Risk Management: Identify potential risks early and put strategies in place to prevent delays or cost overruns.
Team Leadership: Lead, mentor, and support your project team, fostering a collaborative, productive, and positive work environment.
Schedule Management: Create and maintain the project schedule, coordinating with the Commercial Superintendent to ensure milestones are met.
Contract Management: Review and manage contracts with clients, subcontractors, and suppliers, ensuring compliance with scope and obligations.
Communication: Keep all stakeholders in the loop with consistent updates and clear information flow.
Project Documentation: Maintain organized and accurate records, including contracts, change orders, and meeting notes.
Closeout: Oversee punch list completion, final inspections, and handoff, ensuring smooth project closeout.
Coordination
Construction Manager: Align project objectives with construction capabilities for seamless execution.
Estimator: Ensure project estimates align with budgets and bids.
Commercial Superintendent: Keep schedules realistic and quality standards consistent on-site.
Project Accountant: Collaborate on financial tracking, invoicing, and reporting.
Sales Representatives: Coordinate during project handoff to align on client expectations.
Admin Assistants: Ensure project documentation is thorough and up-to-date.
Additional Responsibilities
Conduct site visits to track progress, ensure safety, and resolve issues.
Participate in business development efforts, including project proposals and client presentations.
Assist with dispute resolution if issues arise.
Mentor and provide growth opportunities for Assistant Project Managers and Project Engineers.
Keys to Success
Preconstruction Preparedness: Achieve 100% completion of the preconstruction checklist before the project begins.
Change Order Accuracy: Ensure 95% of change orders are submitted within 48 hours of discovery.
Client Satisfaction: Maintain a client feedback score of 4.5/5 or higher in post-project surveys.
Consistent Communication: Provide weekly documented updates to 100% of stakeholders.
Accurate Invoicing: Ensure invoices are submitted on time with minimal disputes or delays.
Qualifications & Skills
Bachelor's degree in Construction Management, Civil Engineering, or related field.
7+ years of experience managing commercial construction projects.
Proficiency with project management tools (Autodesk Construction Cloud, MS Project).
Strong leadership and team management skills.
Excellent communication and client relationship skills.
Sound problem-solving and decision-making abilities.
Knowledge of construction laws, contracts, and safety regulations.
Preferred Experience
Experience managing large-scale commercial projects.
OSHA certification.
PMP certification (preferred but not required).
Work Environment
Primarily office-based, with frequent site visits.
Requires close collaboration across multiple departments and stakeholders.
Fast-paced environment with tight deadlines and evolving priorities.
