LEASING CONSULTANT JOB DESCRIPTION The Leasing Consultant assists in the general administration and all related functions of the property. Responsible for conducting rental inquiries and acts as a liaison between the manager and maintenance department by coordinating resident requested services. The Leasing Consultant answers the phones, greets visitors and channels inquiries to the appropriate staff members. The Leasing Consultant must have a working knowledge of personnel, accounting, leasing, maintenance, computers, marketing and resident retention policies and procedures. Responsibilities
  • Answers phone, greet visitors with a smile and positive attitude, schedules appointments, and directs inquiries to appropriate staff members
  • Introduce yourself and other team members in the immediate area
  • Completes welcome card for each prospect
  • Conduct rental inquiries and tours of the community
  • Follows up with prospect: thank you cards, phone calls, and any other requested or needed information
  • Processes application and lease in computer system
  • Follows up with residents regarding quality and promptness of service with either a phone call or written questionnaire. Relays feedback to Property Manager
  • Responds to internet inquiries in a timely manner
  • Prepares and maintains resident files (electronically)
  • Records traffic and rental activities promptly and accurately
  • Participate in resident activities, open houses and other events to promote community
  • Make coffee, bake cookies, and other refreshments for residents and prospects
  • Puts out balloons, promotional signage, etc. on property
  • Completes and updates move-in, move-out, and rental packets
  • Performs general administrative duties such as filing, typing, mailing, ordering supplies, and resident termination calls
  • Performs monthly market surveys and shops competitor properties
  • Follows Fair Housing regulations
  • Required to work some weekends
  • Completes necessary paperwork efficiently and timely to process applications
  • Complete move-in package, test keys, and inspect apartments prior to move in
  • Conduct new resident orientation
  • Participate in revenue collections
  • Participating in community outreach activities
  • Performs all other duties as requested by the Property Manager
  • Flexibility in work schedules as determined by regional management may be required periodically to ensure adequate staffing in the leasing office
  • Other duties as assigned

Ability to write simple correspondence. The ability to effectively present information in one on one and small group situations to customers, clients, and other employees of the organization. Education/Training/Experience
  • High school diploma, plus specialized training, or an Associate's degree or equivalent
  • One or two years of customer service experience or six (6) months minimum leasing or sales experience in the apartment, hotel or retail industry
